Need a bigger house

We are running out of room!
We have a 2 bed mid terrace, footprint of 13x26.
One double bedroom and a box room.

We have two kids 3 & 5 months. We dont have any storage, or is there any room for storage.
Our neighbours house has been on the market for 18 months with no interest.

any thoughts?

  • The only reason that your neighbours house isn't selling is because they are asking for too much money. If you are willing to price yours realistically then you shouldn't let that put you off.

Simply sell up and buy a bigger place. Remember that if prices have fallen the step between your existing house and the presumably more expensive bigger house will have got smaller.

What do you want to store? Has your need for storage increased lately?
If it has and you can't think of any 'clever' solutions, then the answer is to move.
If you will the end, you must will the means.

@Dannyboy, They are asking for a reasonable amount, possibly slightly high, but not by much (500-1000)
@staffie1, Its things like the kids toys, clothes, space for hanging up washing.....

might need a weekend of moving things about, don't hold much hope :(

If you have a yard then get it partly covered and then dry washing under that..

When they're in bunkbeds will you have more room for toys?

That doesn't make sense. If they were asking for a reasonable amount then somebody would have bought it.

Any house will sell provided the price is right.

It hasn't sold (or even had 'any interest') after 18 months?

    Clearly asking an unreasonable amount.

They, and you, are equating 'reasonable' with what they paid for it, not what it is now worth.

As Danny and G_M have said if they've had no interest in 18 months then the price is too high. That could work in your favour if your house is the same as theirs, if you put yours on the market for a lower price it'll look like more of a bargain.

You also need to be pro-active with your solicitor about where it's advertised, they may only suggest ESPC and their own website but to my mind the one selling point the Livvi has is a cheap place to live and commute into Edinburgh so you need to make sure it's also on websites that people moving to Edinburgh, who may not be aware of ESPC, will look at, such as Right Move. Oh, and if it's cluttered now, make sure you declutter as much as possible before getting photos taken and have the place tidy when people come to view (even if you have to pile all the junk in the car temporarily :)).

Spent this weekend clearing the loft, and a little bit of rearranging, and found we can possible last for another 6-9 months...Enough time to make an exit plan!
