Access For viewings at End of Tenancy

If there is a clause in our tenancy that says we must allow viewings are we oblidged to allow every viewing?

We have no intention of being awkward and are happy to allow access but hubby sometimes works nights so vists when he's in bed asleep would not really be practical.

    Just tell the agent that you will allow viewings only given days at given times and that they should give you sufficient advance notice.
    The clause does not mean they can come in any time they want.

    Thank you this is what I wanted to do just wasn't sure if they could inforce visits.

    If you refuse viewings (completely or only at certain times..) they can enforce them by getting a court order (very unlikely - whoever wanted to view would be long gone by the time they got it..).

    However they don't have to give you a reference.. suggest some negotiation?? If you're feeling firm about things and/or don't care about references you could always ask for a rent reduction for allowing viewings & keeping the place tidy,,
