Second charge on property

Wonder if someone can help my mum - 15 years ago she bought a house off of her parents, she was £30,000 short so a second charge was put on the property. Two years later all of the £30,000 was paid to them. The solicitors that held her deeds went into receivership recently and the solicitors handling it have contacted her to say they have her deeds and that if she wanted them she would need to get paperwork signed by her parents to release the deeds. She assumes that means their names are on the deeds. Her parents have signed the paperwork for the solictor. How does she now get the second charge taken off the property so that the deeds are in just her name

Not too hard. If the second charge was correctly registered at HMLR, and if the parents are still alive/of sound mind:
a. they execute a discharge form DS1; and
b. this is simply registered at HMLR [no fee payable].
As to the title deeds, they are probably held:
a. not by the parents' solicitors; but
b. by the first mortgagee (lender), probably a Building Society or Bank.0
