    Well done sunshine shell thats fab news. Pawpurrs - hope some viewers turn up soon for you.

    Tomorrow is the deadline here with the offer we put in on the house we like. If we dont get an answer by 3pm we are withdrawing it. One possible house has just come up on the market, will speak to EA tomorrow and arrange a viewing I think.

    Chickmug, when is the best time of year to put a house on the market? We are hoping to get ours on by mid september (we have a house full of children and I can't imagine keeping it viewing ready during the summer hols!).

    Even though the housing market has 'peaks and troughs' it doesn't mean that in between there is NO activity. We sold in every month of the year just more in the peak ones. We often thought enquiries, and viewings, in the usual dead months were more serious.

    So Spring is best of the two seasons.

    Just after Xmas, into the New Year, it is slow and activity builds slowly towards the end of January. However any snow or ice on the ground puts people right off viewings. Then into Feb building up and as soon as the sun comes out and it feels warm it really picks up.

    Then as you get into May certainly June it starts slowing leading into July/August which are very quiet. September is often quiet to start but picks up and this is the Autumn season which is hoped to keep going until well into November but often can go quiet during October.

    Then December the deadest month of the year where agents sort out their filing cabinets & test to make their phones are working.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    No she doesn't. Her husband had shares in a company that has been sold (obviously for a lot of money!) so they were going to extend etc their house but now they don't have to. They will need to sell their house eventually to pay the tax bill but that won't be due for another 18 months.

    Yes we have been very lucky but I did (maybe naively) say it wouldn't take long for our house to sell because our houses have never taken longer than 2 weeks although in the past it has always been in a buoyant market. Obviously I also keep an eye on prices so we price realistically.

    It feels quite odd because we don't have an EA to liase for us or tell us what to do but in reality I know I have bought/sold enough times to know when to do things. I advised our buyer to hold fire on the survey until we have had an offer accepted so we can instruct surveyors together. I'd hate for her to pay out for a survey & solicitor if we can't find anywhere.

    We've been out tonight and looked at 2 houses. The first was very 80s and would need new kitchen, bathrooms, general redocoration and new windows. It's on at £650k. The second had an owner who had used a whole bottle of perfume that day and I swear I still smell of it now. Despite the fact this house is on for £645k it had laminate flooring in most of the downstairs rooms and some bedrooms (I'd expect hardwood flooring). It had loads of built in wardrobes including the over the bed bits which I detest. The OH thought the house was quite nice. :eek: I ruled out the 2nd house mainly because the garden is noisy due to the road it is on. The OH ruled out the first house because of the work that needed doing. I think if we spent another £100k on the first house it could be lovely. We're off to see 2 more tomorrow.

    As previously mentioned we have a 2nd (or 3rd) viewing booked for tomorrow, plus another one booked straight after it. I suggested to the EA that perhaps we needed to give the 2nd (or 3rd) viewer plenty of time and therefore re-book the other viewer for later in the day - he said the opposite as it might help push the viewer to make an offer when they hear the door bell go for the start of a nother viewer!!!

    Well I've been indoors all day cleaning!

    Well done to those who are progressing.

    That certainly has an influence in a 'hot' property market with the less experienced viewers, though I'm not so sure about the current one.

    We viewed a place three weeks ago where the agent had booked another couple to follow us within too tight a time frame. As the property covered 2 acres, he was trotting around trying to keep up with both of us! The other couple left quickly. Seeing their car speeding away, DW and I said simultaneously, "Well, theyre not interested!";)

    Reminds me of the heady good days where one seller tried to insist he carried out group viewings. A place that had multiple viewings every week but can you imagine being one of several families having a guided tour all at the same time.

    Hi Folks,
    Hope you are all having a nice Bank holiday weekend.
    Got the friends coming for a viewing on Monday and one person from the EA. To be honest, I have been less impressed with this lot than the last lot! Considering HN, as contract nearly up. But wonder if thats a good move or not, it seems these days everyone seems to come from Rightmove.
    Hope those of us left, have some good news this weekend.
