An article in "The Times" recently, second homes were cast as the evil influence on the housing market as they take a home out of the total available homes, whereas BTL doesn't remove a house from the total stock; accepting that it does provide a rental home rather than a home owner.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. In brief, general sentiments as follows...
BTLer in trouble - don't even bother posting you'll be hammered
Seller not selling - price unrealistic hadn't you realised?
Buyers who bought less than two years ago in trouble - own fault for not reading the market correctly
Buyers who bought 3+ years ago - generally ok unless try to sell (as above)
FTB about to buy - mad as a hatter as prices falling
Renters/STRers/living at home saving for deposits - best course of action all round.

Brit 123 to say you did not go into the BTL market because you are educated seems to suggest that anyone with a BTL mortgage is uneducated. I agree with you that mortgage fraud, gift deposit and mortgages above valuation are a recipe for disaster not every BTL landlord did this. If as you say the investor understands vulnerability then BTL can be a good LONG TERM investment.
I did do the research and understood the risks but made sure my LTV was never more than 85%. just because you don't agree with an investment strategy does not make the strategy wrong. You may for instence have a pension plan, i don't believe in this strategy but I am not calling you names because you chose to go down this route.Debts as of 01/june/08

there also seems to be quite a fair share of people who ask questions but do not like when answers are not what they want to hear...
I agree that respect is important - in how something is "said"
(and because it is writing, its tough, something can easily be interpreted differently than what was intended...if you see what i mean...)
absolutly agree with that, I think the problem is with the responders who intend to be rude but dress it up in "polite" language.I think I prefer the posters who are out-andout rude, at least they have the courage (idiocy?) to say what they really think.LBM-2003ish
