    Not unless they also play audio CDs. Which I believe they all do. I dunno why I'm trying to defend the silly little sod x 6. He might be an a-hole but that's a world away from having a thief in your house.

    A landlord can only part charge towards costs - they have to take into account the original condition and age of the article.

    Also, if BL didn't have a signed inventory, then if he challenges the deduction in court, she doesn't have a leg to stand on as she can offer no proof about its original conditional and that he was responsible for ruining it.

    Anyway, the furniture's back to its original arrangement now... I've cleaned all the surfaces and liberally applied shake 'n' vac to the carpet and mattress, as well as going a bit nuts with the 'odour spray'. While the carpet is still disgusting, my friend at least has somewhere to sleep tonight.

    In the meantime, I just had a phonecall from PotentialLodger1!

    He's a chef working very similar shift patterns to JoannaLodger. He's going through a divorce with children (:() and is remaining on the mortgage at the house where his wife and daughters will continue to live. He's feeling very uncomfortable there at the moment so would like to move quickly.

    He is a smoker but is very houseproud - as a mature homeowner himself he would never dream of smoking indoors and is actually trying to give up. His daughters may come to stay with him on rare occasions - he's quite happy for them to all be in one room.

    He's an avid animal lover who works with dog and cat rehoming charities in his spare time.

    He can provide references, security deposit and rent in advance - in fact I had to stop him paying it all over the phone! :rotfl: So he's coming round tomorrow to have a look and meet JoannaLodger and Tufter.

    I'm off into Cardiff for a couple of hours - should be back by 4pm. Everything's packed up ready to go (I have a new lodger coming this evening so couldn't wait). Don't worry, I've been very careful.

    Now we know why he moved the furniture around - little s h !t!

    I don't know how your going to get any money from him for the dent in the wall or the broken key - was the lock ok?

    I don't know if I would just write it off and not let him over the threshold and hand/launch the bags out to him - or ask him for an explanation of the wall, key, radio, dvd player - he is only go to lie or go mad and behave like a n*b .....

  • I think, after all of the disappointment and anguish, it would be quite understandable to cause him as much discomfort as possible. By giving him the third-degree about all the negligence, damage and vomit etcetera in front of her burly guests.

    Knowing B_L as we all do through this thread, I would be extremely surprised, shocked even, if she didn't have a signed inventory from when this !!!!!! took on his room. She might be kind-hearted, tolerant to the point of madness and generous to a fault but an innocent novice she is most certainly not.

    Cor, I'm so angry. And about people I don't even know. Must get a life......
