  • I have just sat here and read goodness knows how many pages (I even skipped the first 50). It was a fun read to start but am now feeling somewhat annoyed. I'm not really a confrontational person myself but I do get wound up when rules are so openly flouted and would be livid if this was in my own home.

    I wouldn't be allowing him back in. Have his stuff packed up and on the doorstep ready for him to collect. Or at least by the door so you can just pass it to him. Stop being 'nice Landlady' and so apologetic in your messages and write a note telling him exactly what you expect him to pay for. That should include rent up until this weekend when he is supposed to be collecting his bits. I would also include a charge to deep clean the room and replace curtains as well as carpets. You may say the smell has practically gone but you are used to the smell. A non smoker won't even want a hint of smoke in the room, and that will also include any yellow stains!

    I wouldn't even care about separating rubbish from belongings either, and that would include chucking his fag ends in the bags with his clothes. He clearly didn't care about mixing the two!

    Ok, I'll go back to reading now, lol.

    That sounds more then fair. The room looks grubby, and will smell from the smoking. In fact, it seems entirely fair to chase him for a new carpet, because of the bleach stain too, unless he can get that out.

    One positive thing to come out of this though is that at least he's gone before you go away.... can you imagine what your house would have been like had he stayed!!
