Hi Badger,
I can understand that you don't wish to escalate, the issue over Christmas. I would wait until Boxing Day before discussing it further with him.
I note that he says the place that he is interested in "looks very promising" and that IF it is OK he will take it. What if he doesn't consider it OK?
What if it is let to someone else, in preference to him. You gave him plenty of notice - my guess is that he has not put very much effort into finding anywhere. I know it is hard but stick to your guns.
