    I suspect from her absence she's down there speaking to him ... or loitering back/forth waiting to speak to him as he dashed straight into his room and turned the music up loud.

    OK, well he's now late so I've prepared a note:
    Dear Lodger1,

    I don’t think it will come as a surprise that I don’t think this arrangement is working out. You’re a great guy, who achieves a lot, but you also like to live by your own rules and may be better suited to living in your own place.

    To be honest, it’s been a strange experience for me, taking in strangers to live in my home! I deliberately made the Houseshare Agreement loose so that either party would have the freedom to terminate it at relatively short notice.

    I am therefore exercising that freedom – I hereby give you one calendar month to vacate the room at XXX.

    At time of writing, your outstanding rent is £136 and I hold your deposit of £100. If you choose to leave on your next rent due date (20th July 2008), I’m happy to call it even and use your deposit to wipe out the debt. If you exercise your right to stay longer (which of course you’ll be welcome to do), there will be a further payment due – assuming you leave 10th July this will be (31/10)/£300=£100.

    You will, of course, have my full support in finding new accommodation – I’ll be more than happy to give a glowing reference to any prospective landlord. I also hope that we can remain friends as you’re one of the most interesting characters I’ve come across in a long time!
