    i am a tennant, and although i'm on the side of tennants being allowed to have somewhere decent to live, i don't think it would ever be fair to ruin brand new carpets in a rented house with dog muck, or break off doors etc...

    why don't you go and find someone else to 'bash' as all this guy is asking for is some advice.

    I was reply at near enough the same time as that post 45 that you mention. If you also read that same post number 45 you will see that he is removing the carpets so won't need to pay someone to "clean up the dog poop". Dilapidations are taken from the deposit (but he didn't have a signed inventory) and rent arrears should be taken to the county court.

    this guy probably didn't pay his "last" month rent - only known to him it was his last though... - he knew he was not going to get his deposit back - not because of dodgy lanlord but because he knew he was leaving the place filthy.

    I do agree that £320 should largely cover for the removal of rubbish.
    Probably not repairs and cleaning in addition though.

    I would not be so positive as to say No inventory, no chance in court
    there are other ways to prove state of house was due to tenant - OP has receipts of things etc, (ergh was the dog poo there when he moved in...:rolleyes: )

    i think the conduct of tenant would no go in his favour - inventory or not... (which there was, but not signed - OKI you'll remember that for next time ;) )

    vigesimal re your post no 43 have you ever thought that tenants going to CAB may well be telling their story from a view point of getting free help?

    I've had dealings with a bad tenant ie; not paying rent, 7 people in a 2 bed house, damage, parties, crashed car into several neighbours cars because drunk. And she went to CAB but only told them less than half the situation so she got help and a nasty letter sent to me.

    I'm not saying everyone using CAB is a liar I'm just pointing out one situation and repeating what others have said there are good and bad on both sides.

    Thanks to all who are doing all they can to help. There has been alot of valuable advice!!

    The rent arrears are 2months taking into account the months notice that he did not give. The initial post said 1 month because had not accounted for the months notice.

    I'm looking to pay someone to remove all rubbish and have been quoted £300 to remove all and dispose of. So my initial thought that deposit would not cover removal of rubbish was wrong. I have £20 left to clean and refurnish, new kitchen..........list goes on!

    Just waiting on insurance to get back to me.

    That quote of £300 is excessive. Did you explore the option I mentioned earlier of getting a skip?

    A few things I do not understand entirely (apologies if being a bit slow:D )
    • What was/is the monthly rent? £320 seems like a very small deposit (but I do live in the South East where the streets are paved with gold-not!)
    • Why did you not get the inventory signed?
    • Why are you still persuing the tenant (if you are!)

    if you read the thread the tenant left his opened post in the house, included bank statements - no envelopes involved!

    I know one of my tenants left payslips all over the house, NI numbers are very useful!
