    I agree with this. You seem hell bent on getting revenge, but I don't think you will get it in court without an inventory.

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    MissMoney Penny - when you say 'most landlords' I do take that to mean I am included..........thats the bit I have the problem with. Out of interest how many LL's do you know? My problem with that statement is that it is generalised. i agree that LL's can be nightmare when they need to return the deposit. I am not one of those!! i have rented in the past and left the place in the state I took it - thus got all my deposit back.

    I want tenant to understand that its unacceptable to leave the property in the state he has left it and that their are consequences for such actions. If that makes me hell bent on getting revenge then so be it. I have an inventory attached to the tenancy agreement if I decide to go to court then it may or may not stand up as people have pointed out. I am not in a position to go to court at this stage but I can and will send him the bills for repair to damaged property and removal of his rubbish -via my solicitor.

    Borrow a video camera and do a detailed "inspection" of the place, rather than just taking photos.

    Also, if you don't think he'll sign for a letter, try a package! (Send it from a different postal area!) He might not sign for a letter, but a PACKAGE will be too tempting to resist.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    Can you see the "thanks" button on the posts? A lot of people have taken the time to help you and give suggestions and it is usual to push the thanks button when you see a useful post.

    Come on Miss M - give the guy a break. He *has* thanked people in his own posts, and none of us is obliged to give up our time/post suggestions if we don't want to.

    Hi payday - no the deposit is not enough to cover removal of his rubbish not to talk of the repairs.
