    Oki - you clearly have to make the decision on whether to go through with the court claim, & how much this is worth to you financially, but having come this far........??

    Obviously, only you know this bloke: however, presumably he wouldn't want any further misdemeanours added to his list by a retaliatory threat to you/your home in any way. Did you mention your concerns to the police at the time?

    Have you got a new tenant in yet btw?

    UPDATE

    final stages of completion......work had to be carried out by insurance company. Have a tenant lined up and have used an agency.

    Thankyou all for taking the time to read and offer advice. I have decided not to pursue through small claims court.....I am not sure he has money to pay - have had a number of baliffs calling at the house and even next door looking for ex tenant. Also not sure I have the energy to deal with the paperwork and time involved.

    Am not as angry as I was initially and am going to learn from my own mistakes in the whole matter.
