oki - this is very childish behaviour - i doubt very much if you can "name and shame" in a local paper
act like a grown up here - either take it on the chin and move on
or take him to court
this "messy" vengeance is reducing yourself to his level and helps no one0 -
Clutton - I agree that its childish and I am being hot headed - How else do you vent your anger. I became a landlord by accident....i am not rich enough to absorb the uninsured costs.......I have always wanted to sell the house but right now the market is unfavourable.......what do I do?
The rational side of me knows to 'take it on the chin' but the irrational side wants some sort of payback0 -
We had tenants that did very much the same thing. We found out where they had moved to (by waiting for them to come out of their local pub and then following them home a few times to verify the address). Applied to the Small Claims Court - to which they did not show. We won this and then fortunately I knew where one of them worked so we got an attachment of earnings order. I suggest that as you know (a) his address and (b) his work stuts you pursue him the same way. You do not need a solicitor to go to the small claims court just the ability to fill in the court forms. Good luck! Meanwhile, get the place let again and send the debt collection agencies just a short leter saying he's legged it an enclosing a copy of any court order you get against him. That should get them off your back too. I take it you will have changed the locks and contacted the utilities to get the previous accounts closed.But I'm going to say this once, and once only, Gene. That is not good advice if oki then gets a few months void because of that rise.
He might never make up his loss from new tenants and then will have to drop the rent again to attract a tenant. No sense in oki adding to his financial problems.
Your interpretation of my post is interesting, but it wasn't "advice" that Oki should do just that. The point is that somewhere along the line, someone gets to pay0 -

Going to court is like a business. You rate the risk/reward ratio. i.e. what you can make as a profit vs. what you can lose. You also look at your opponent's position - what is their risk/reward? If it is high risk for them, you can also factor in a premium for yourself that they will settle prior to the court date.FREEDOM IS NOT FREE0
