HELP - tenant has done a moon light flit

    Hi all

    I had the loss adjuster around this morning. She is saying that torn wallpaper is wear and tear - is this right? And says I am not covered for damage by the dog!! Does this sound right? Any thoughts on what I should do.....

    I would say depends on the tear, ie less than an 1" which could be pasted back is wear and tear (rather than fair wear & tear!) but half the paper missing off the wall where furniture has been moved out then no that is damage.

    Did you have accidental damage cover? I would think for let houses that would be very expensive, is that why the pet damage is not covered?

    Ring the legal advise line for your insurance, if they stand by the loss adjuster then you need to get your claim together against the tenant.

    Depends how long ago the wallpaper was put up.

    As for the £700 spent on the boiler then as it wasnt spent at your request or with your agreement its irrelevant

    Oki - I agree with mlz on the wallpaper issue. You can challenge what the loss adjuster says - if necessary ask to seek to the team manager.

    Have you gone through the small print of your own policy wording yet? Many of the LL policies, even if they have accidental damage cover, will exclude damage caused by pets and other policies exclude specifically "urination, vomit & defecation" damage by pets, or damage when the animal has been left unattended. Probability is that you will have to pursue the tenant for some of the costs.(Did the tenant ask - & get - your permission to have a dog at the property by the way?)

    Hi tbs624 - no tenant did not ask for permission to keep dog at property. AS for the wallpaper - I spoke to the loss adjuster and explained that if it was a little torn I would agree with her - this is not the case. She has compromised to do one bedroom. I will pursue ex tenant for the other bedroom. She also said I had to report the 'crime' to the police and get a crime reference number. Police now want to come and have a look. Insurance is not going to cover certain other damages because they are dog related - for this I will pursue the ex tenant. Insurance have also taken his details off me and will try and recover their costs. I will submit my quotation before insurance does so that i stand a chance of getting something out of him. I have agreed with loss adjuster what I can pursue him for - so that it does not raise conflict with them. Once again thanks all!!!!

    oki, I once had someone put up a big TV aerial on my house a few years back. He did a crap job and at the first sign of wind the hinges started coming off and it resembled the leaning tower of Pisa! Frantic phone call to another TV aerial company and they came round and sorted the problem with proper hinges etc.

    I rang the first guy up told him what had happened and asked for a refund. He said no way, tough luck. I said ok, presumably that professional organisation that you are affiliated with has insurance, so I'll just claim off them. He was round withing 24 hours and stuck an envelope with the money through my door.

    I'd be tempted to say that you'll claim for the house damages through Corgi (Obviously, it's got nothing whatsovever to do with them, and I wouldn't actually contact them anyway, but that's not the point). The last thing he'll want is someone complaining to his professional organisation about him even on a completely unrelated matter. If nothing else, it'll make him squirm.

    If you are a member of your local LL association, you could also mention the situation to them : your fellow LLs may feel that they wouldn't want to use him as their local CORGI gas servicer/certificate issuer.;)

    CAB, shelter et al are only set up to help tenants. If landlords want help like with any other business they have to find it themselves and pay for it.

    And OP please do tell Corgi that what this guy did. That is not vindictive it's a safety issue.
    I'm not cynical I'm realistic :p
