thanks night-owl - although solicitor is not an option I have explored mainly because I could not afford their charges. All is not lost though I will write to him myself.....after all he did respond rather promptly to my first letter.....I can only hope it will be the same with the second.

You could try requesting a small cost to wards the repairs/clean up, like half the cost of it long as he pays in full within a set time.

Your interpretation of my post is interesting, but it wasn't "advice" that Oki should do just that. The point is that somewhere along the line, someone gets to pay
In this case, it might just be oki if court action is not worth it.

Oki should name and shame him, childish or not, this tenant has caued damaged, thats childish.
It is Oki every right to name and shame him and if Oki has evidence he can go along to the papers but Im sure when he tells the tenant this he will pay up, in fullDELETE ACCOUNT.

Each of us has our own opinion & experience, & there have accordingly been a number of different suggestions from different people on a possible way forward - however, it's clearly down to Oki to make the decision without being judged- as childish or anything else-by other people.
Some people are capable of taking on a small claims case without falling to pieces and/or letting it take over their lives.0 -

Just want to say not all tenants are like, this, every house I've lived in, ive loved as if it were mine, changed carpets, decorated and cared for like i owned it. Im disappointed in people that do this, next year i want to move and rent and my current landlords dont want me to go and have said they'll try and buy a property for me, the reality is with the current housing market it wont happen, yet i know I'll never find anywhere because of tenants like you had. Im desperate to move next summer, but im already starting to plan now because i know it's near on impossible because so many landlords have such a bad time.0

k60... there are a small, a very small, % of landlords that have a bad time - its like anything else in the public eye / media (and we are part of it here on MSE) - you only hear about the bad guys - i rarely hear my LL chums talk of tenants that have trashed their properties - maybe this boils down to professional LLs take more care in vetting tenants.
dont lose heart - get a reference from your current LL and i am sure you will be successful when you have to move

To be honest, Oki, I think your losses are minimal.
At least the tenant has moved out and you have a new address for him.
On one of my properties, I had a lengthy process of trying to evict tenants and ended up with a 'paper' loss of 12K. Tenants disapperared with no address and no form of recourse.
I can therefore appreciate your anger, but it will pass.
I think most LLs will get hit at least once. It hurts but its one of the risks you
take.
If you relet, try and get references from a previous LL as well as current one.
Current LL may give a good reference to get rid of bad tenant.
