Na, mate, this is not the case here. In post number one the Op has checked with the LR which gives the OWNER'S name and address. This is the LL who for some reason uses the flat as their address. My own hunch is the LL has bought on an ordinary residential mortgage rather than a buy to let, and is quite naughty and has let the place out.
Ok, I bet you the price of a pint of beer (debt binding in honour only -loser to pay to charity) on your terms as offered, as you have offered the bet!

Yeah I think thats what shes done. I now know shes at one of the two addresses I've found. She registered at one property in london, where her kids and husband lives (kids registered on electrol reg in 2006 and her husbands name and same address is down for bt) but theres also someone with the same name closer to my area, living with a different male. She's not registered at the london address since 2004.

Have you seen any mail for her at your address from a bank/mortgage lender? If so, you could threaten to contact the mortgage lender to mention she doesn't live there (if it comes to it). Also, you could get a mate to wait in a car on rent day and follow her home to find out her address. I thought about sending a text message saying something like "can you please provide me with the correct address so I'm able to contact you by mail. You legally have to provide your tenant with this. If you dont contact me back I'll have no choice but to contact the mortgage lender provided on land registry and the inland revenue so they can give this to me."

In the first instance, I think I would do the checking with the council. They may already have this information, or they might well be prepared to do this for you. In any case I think this is better done by typed letter as you then have written proof of your quite reasonable attempts to obtain her address. She could always say she never got the text.
Newbie, whatever you do think of your own safety first if this lady is a nasty sort.

Business is very easy when both sides know the score, its when people start acting up and going back on their word when things start to go wrong
In this case the Landlord is the one acting up. They have refused to give the tennant their address and haven't lodged the deposit in a sceme.
The landlord has broken the law and should be punnished as harshly as possible.
It's a shame they can't be sent to prison for stuff like this. The current punishments don't seem to be detering them... we need harshing sentencing.Bankruptcy isn't the worst that can happen to you. I agree with this, but I did send the text-not heard anything back, didnt expect to! I know I should send a letter, but I know she wont sign anything stating she ever got it. The council will hopefully get back to me tomorrow with the right person to talk to.
I am a bit worried because I see her around the area with big tough looking guys :S. I'm more worried about when I go to sleep though.0 -
