i dont have my landlords address!

    I would give her a copy of the information about the deposit schemes and inform her that you will be pursuing the course of action ( you can hand court papers to someone).

    ok, dead simple, next time she's due to come for her rent, arrange for a friend to be there as a witness.
    When she turns up, ask her for her full postal address in writing. If she refuses, tell her you are not paying as she has not got a valid enforceable tenancy agreement. Then ask her for details of where your deposit has been paid into, details of which you also want in writing.

    It may also be prudent to draft these questions in writing for her, keeping a copy, and when/if she refuses to give the details, give her the letter as a form of notification.

    Your friend is there as a witness.

    I wonder if your LL has told their lender that they letting out the property if their address isn't on the land registry details? I wonder if they have declared it to the tax office also? A good bargaining tool perhaps for the return of the deposit.

    About her not giving you an address - from Shelters website:-

    "Giving the tenant certain information All landlords have to give their tenants their name and a UK contact address. If the property is managed by a letting or property agent, they must also provide you with the landlord's full name and address.
    Any requests should be made in writing, you should also keep a copy of the letter and send it by recorded delivery, if you want proof of postage. If you don't get a reply in writing within 21 days of them receiving your letter, the landlord is committing a criminal offence.
    Your next step could be to report your landlord to your local council's tenancy relations officer (TRO). TROs can get involved in disputes between landlord and tenants and can even prosecute the person who does not provide this information. You should also be able to get your landlord's details from the Land Registry. You can do this online by filling in a form and paying a small fee."

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    I hope I've got the right bit of legislation (the 48 but rings a bell)

    48. Notification by landlord of address for service of notices.
    — (1) A landlord of premises to which this Part applies shall by notice furnish the tenant with an address in England and Wales at which notices (including notices in proceedings) may be served on him by the tenant.
    (2) Where a landlord of any such premises fails to comply with subsection (1), any rent or service charge otherwise due from the tenant to the landlord shall (subject to subsection (3)) be treated for all purposes as not being due from the tenant to the landlord at any time before the landlord does comply with that subsection.

  • what would happen if i just moved out without paying the lost month rent because she wont give me the address

    would i be able to go for x3???

    im still living here but moving out at the beginning of june

    yes it started after april 2007 but if i dont have her address i cant do that 3x

    if i stop paying the rent doesnt that make me the illegal one

    what are you after?

    your money back or making a profit?

    If you just want your deposit back then tell her that you will stop paying the rent (work out the weeks) then she has the choice

    Business is very easy when both sides know the score, its when people start acting up and going back on their word when things start to go wrong

    getting my money back, but ill do this by going for the 3x

    she has lost me alot of money i never said i just wanted the deposit back
