    ukjoel your post has made me see that I would be doing the right thing to drop the price to £149,950 to get it sold especially as we have found a place we want to offer on now. I'll give the EA a ring first thing tommorrow to instruct and you never know I could be posting on here saying i've got 4 viewers for saturday!!! Did you get offers close to asking price this weekend? Would love to hear if you have now sold?

    I don't know what the other modern 3 beds in town all priced at about £159,995 (including one on next street to us) will think about our us dropping. I bet they won't be best pleased with us but its about time they got real. Also although my house isn't detached its a link detached and all the others are semi's so I guess this may work in my favour.

    I hope we don't get any abuse.....

    I'm pretty excited about next week now.

    So thats it, is it Owestry? You drop the price by a few % in the middle of the the worst credit crunch of modern times and a buyer is supposed to pop out of the woodwork for you.

    Alongside you, even Sponge Bob looks like a pessimist. Despite everything, I really hope you pull it off. Good luck.

    If the drop is enough for the local market it might drum up interest. I;d say if your initial drop doesnt work and your 2 month down the line make a 20k drop from that drop... otherwise just stay at the house. You could try negotiate equivalent drops from the house you are buying etc as they are in the same market.
  • LOL that was so funny!! Agreed I am a little optimistic about getting 4 viewers for sat but you never know. I'm just hoping 4 no backlash from neibouring sellers who are on for 10k more. Thanks again for making me LOL. :beer:

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • I agree. Ignore the neighbours. They wouldn't have given YOU a thought when they priced theirs and continued to leave it at that price. I'm afraid it's 'every man for himself'.
  • Well we have officially dropped the price woo-hoo. We went even lower than first agreed in order to make it stand out so its not dropped by 5% from 154,950 to 147,500!! I am not too bothered about the other sellers anymore your right it is everyone for themselves!!!

    Everty decision in its life has associated risks... I mean its unlikely (but it could happen) that 2 years down the line your house would be worth even more now... but if you happy to move and want to sell fast then this is the way to go.

    You Will probably look back and agree it was the right thing to do. Congrats hope you get a quick sale.

    I've been thinking of selling mine, but may just hang in there:confused: as I've said mine was valued at £155-160k a few weeks ago now, the agent who valued at £160 has the same type of house up the road on his books or did for £155,00 I looked on Rightmove the other day & it's been reduced to £152,995, not likely I'd get £160 then! even though theirs isn't in all that great decorative order, though if I put mine on the market at £160 it might help them to sell theirs:rotfl:
    Bit peed off as have managed to clear debts & moving was the next thing we wanted to do, but not just going to do it for the sake of it.
    Comping again - wins so far : 2 V festival tix, 2 NFL tix, 6 bottles of wine, personalised hand soap, Aussie miracle conditioner :beer:

  • Well price was lowered on Monday. EA has resent details to everyone registered, has been put in local paper yesterday big display in office and guess what.....

    Absolutely nothing no viewers booked in or anything!!

    I'm feeling a but down about it really. Oh well someone could still call for the weekend I guess.

    You seriously need, for your own short term happiness, to just try and forget about things for a bit. Selling a house is hard but ask yourself the following:
    1. Do we have to sell - e.g. are the bank threatening repossession, have you got twins on the way and have run out of room or have you got neighbours from hell?
    2. Have you lost your job?
    3. Have you got uase of all your faculties?
    4. Have you got good health?
    5. Is the area in which you live surrounded by beautiful countryside?

    This is not meant to be sarcastic but from the rest of your post I don't think any of the above apply to you except number 5 which I know definitely does apply. And for all of that you should take a deep breath, thank your lucky stars, take your OH or a friend out later and smile at the good things in your life!

    Life is too short and will this new place REALLY, TRUTHFULLY have such a HUGE impact on your way and quality of life? Will that new BMW in place of the still decent Ford Focus make you so much happier inside? Will the new 42inch flat screen seriously enhance you as a human being? I appreciate your post makes no mention of Beemers and a new telly but I 'm sure you can appreciate the point. I suspect that, deep down, the answer may be no and sometimes we just have to appreciate the nice things we already have. Anything else is just a bonus...
