Well its a clean, neutral modern box on a housing estate. Wouldn't appeal to me if you held a gun to my head but then I wouldn't even go and view it so if people are viewing then I guess they must want that type of house.
I thin k you are being a bit impatient though, 3/4 weeks isn't that long and as alot of people have said its hard to be rude to the vendor. I will always try and find something nice to say to a vendor but i will be honest with the EA. I never lie though, so we viewed a house where the 2nd bedroom was pretty small and it was too far out of the village. I didn't comment on that but I did tell the vendor I loved their views (which I still do!) and the garage was a bonus.
I told the EA it was too small and too far out for us but very nicely presented. I thought this should reassure the seller the house didn't need anything changing it just wasn't right for us.DEBT: £500 credit card £800 Bank overdraft

OK, you want honesty on the viewings - well, I'm going to be honest about the rightmove pics.
1. Its a modern box. Loads of new housing estates up near Wrexham - part exchange, incentives etc, etc and people (for some strange reason) seem to want new despite most of the build quality being rubbish (esp at this price).
2. Garden is completely overlooked by other properties.
3. Very close to the A5 - doesn't matter what the kitchen is like or what neautral shade you've painted the walls if all you hear is traffic day and night - that stretch of the A5 is busy and getting busier. (Use it myself - live up nearer Chester).
4. Too expensive, for a quick sale I'd knock 10% off, price at £139,995 with a view to achieving £135,000. This I would do quickly - Halifax just reported prices down 2.5% in March as an average across the country - MORE in Wales... You need to be cheapest house amongst your competition.
With regard to the new mkitchen, bathroom, its lovely blah blah blah then that is all subjective and reflects your taste. You can't expect all the buyers out there will love your choices and hence it would help your own stress levels to be more realistic.0 -
Thanks for your honesty Commonsensesearcher. I do agree with some of the downsides that you have pointed out, we are close to the A5 but its suprising how much the house thats link detached to us blocks that noise out and to be honest I guess you get used to the noise and I don't ever notice it anymore. We aren't looking for a quick sale now as dream house has gone so am willing to let nature take its course so to speak and if we get a sale within the next 2 months or so I will consider that pretty good going.
There is no way I'm reducing I do think its on for a good price for this area as its a very popular estate (I realise that there have been reported drops today!!) I haven't noticed other houses reducing that much locally and houses are still selling pretty well in Oswestry area (especially 250k+ which is strange). Have got a quarter page feature in the local paper tonight thanks to our EA so hoping that might generate some further viewings this week.:p0 -

Forgot to say, finally got feedback from the viewers that I started this thread about. The feedback was that they thought the house was very well presented and now he is just waiting to see what his wife want to do.
I won't be holding my breath........ agent says they are looking forward to contacting me with some new viewers very shortly, so hope this is the case.0 -
Well still no new viewings booked in!! I assume its probably because of the 2.5% drop thing that came out earlier in the week. Still you never know someone could call tommorrow for the weekend or might get some on Saturday.
Just a quick question for future reference.
Is it better to drop price to close to what you would take for it or are you best off leaving price as it then people think they have done well to get X off it?

I think if you arent even getting viewers then you have a most serious problem. That means your price is too high to even get punters through the door. You will therefore HAVE to lower the price - if only to get a viewer let alone an offer anywhere near your ask.[FONT=Arial, Helvetica, sans-serif]Rise like Lions after slumber

Oswestry123, need to ask yourself why you are selling, if its to buy a larger house for £*** and you need £*** to do so, then that is your price.
Where i live £130,000 wont buy me a house like that, I use to live in chester and i would think that the £160,000 price mark is right for that house, but the market is changing, people are scared to buy, lending has become more difficult and interest rates chopped today.
You've not been on the market long, have you got a for-sale sign up in the garden, what about making a big proffesional 'forsale' banner up, and putting it across the house.0 -
Hi Everyone,
Still no viewings - have decided to reduce to 149,950 on Monday. Thoughts please? Its been on the market just over 4 weeks now. Am I doing the right thing? PS we have found somewhere we quite like so if all works out well we will be going for a second viewing if still on the market when we get a sale.
