Selling my house - was expecting an offer today??

    My response to EA IS honest. We only view houses that we would seriously consider living in. I would buy a dump if it was THE RIGHT PRICE. When our house sells, we'll then consider all houses we've viewed (approx 8), we'll consider how much work needs doing on them, condition of them etc, and we'll offer a fair price. Each viewing we've done has been in the area we want to live, a traditional property which we want etc, and therefore we'll decide whether to make an offer on a 'dump' or offer more for something in mint condition. Therefore my answer is the truth. We would consider buying a dump.
    I don't waste time viewing houses that I'm not interested in.

    I can indeed still see what you wrote intially and the post you were agreeing with.

    People should give honest feedback. It's only fair.

    Congratulations on finding eight houses that you want to buy. :rolleyes:

    If anything, the house looks a bit too neat, and a bit bare...I know it's probably the pics, but if I was having a quick look at the link I might think 'developers'

    It would, imho, look more homely if there were some fresh flowers or a family photo or two on the wall, or a swing in the back garden. Even if you don't have kids, borrow one and say it's for your nieces and nephews. People need to have things 'suggested' to them- the 'we could put our outdoor seesaw there' type stuff...

    I wish you the best of luck , sorry if it's a bit brutal, just thought you'd welcome honest opinions.

    Hi Everyone,

    Thanks for all your replies and feedback I will take it all on board (good or bad) to try and get a sale and I really do appreciate honest feedback.

    The EA rang at dinnertime to say that they had tried ringing the viewers yesterday for feedback but no answer. They have left a message for them to ring back but I won't be holding my breath. We are lucky that our EA have been really good (might be to do with one of my friends working there!!) but they have done a big display of it this week in the office to attract more interest and they put it in both local papers every week for us. You never know someone could go in tommorow and love it and book a viewing. I feel happier about it when I have a viewing booked in. I would love to have two on the same day (less tidying up too then!!).

    I know I'm impatent and its only been on for three weeks but I just suppose I was thinking everyone will love it but I'm bias and my taste might not be other peoples.

    I was thinking today what would I do if I was a FTB and if i had 10% deposit cash I would prob buy now while its a buyers market. I know all the media have been saying prices will drop but they won't drop forever and noone can really predict when they will start to go up again. If I was going to be in a house for 5+ years then I think its still a good deal to buy now, prob not if your a developer at the mo though.

    I'm not going to drop price (unless a lot in the area start dropping) as there are other three beds for less but they aren't in as nice a part of town as ours and they don't have a garage and need some work doing. Ours you could move straight in and has had new everything in the last 4 months!! I don't mean to blow my our trumpet but its true.

    Anyway I'll keep the forum updated (probably daily) and thanks to all for your replies and feedback!! Have a great weekend all!!!

    Your property seems nice, is it detached though? I couldnt work out if there was another house around the back stuck on there, and its a very crowded market for 3 beds in your postal code. Youre pushing the limit at £154k actually, and few people expect to pay asking prices these days.

    As far as it being a buyers market, its really not. Mortgages are extremely hard to come by at the moment and people who are getting approved are not likely to get more than 4 times their income at 90% LTV, nor will they be any time soon. Despite this prices have not budged a whole lot as vendors are holding out for a Spring bounce, but pretty much every reliable indicator of hpi is telling buyers to expect falls, some even saying up to 50%.

    Well I have just spent the last 4 hours feeling completely distraught, the dream house I mentioned (the one we put our house on the market for) has sold STC!! I was so upset but as time has pasted I am slowly managing to persuade myself that things happen for a reason, it wasn't meant to be etc!!

    Anyway we have chatted and we still want to move so we are leaving house on the market and have had a look at houses on the net. We have found one which we like the look of initially so will arrange a viewing shortly. This has slighty eased my sorrows of the dream house being sold and you never know it might all fall through with the dream house sale anyway so we could still be onto a winner. I guess it takes a bit of the pressure off with getting a sale on our place seeing as we now have no-where to go.

    Thanks for more posts our current house is what they call link detached, the house you can see behind it is attached to us but only the last 8 foot of our house of that makes sense. Its great as we have never heard a peek from them so its practically detached.

    Anyway I'm off to have a strong drink (or 5) to help me sleep tonight. Thanks again everyone!!;)

    Why not hold of viewings until you get something more positive on your own place? That way you can keep the stress levels to a minimum. Keep getting details sent through from agents so you have a list of potential properties to view when the time comes.

    In a market like this it's going to cause a lot less distress if you don't view until you have an offer.

    dont get dishaertened i think neutral is cool - my house was neutral when i viewed it - it means buyers can move in with their coloured furniture and not have to worry about clashing. everything will look fine and if they wish to stamp their mark on it (painting etc) they can in their own time. if this house was in my area when i was looking i would definatly be interested!! its a lovely house and i am sure the right buyer will be along, you just have to have patience. all the best, hope you find your buyer soon! you have put so much effort into your house it needs to go to the right buyer!

    If people are expecting prices to drop then they fear buying before the market has dipped all the way. This is how crashes gain momentum.

    I've had a quick look on rightmove - looks like a smartly presented "bovine" home. (My silly name for generic housing estates from the last 30 years, based on Bovis). Close to the A5.

    I've no idea how reasonable the price is - relative to where I live in Stroud it's quite cheap, but Oswestry is probably a lower priced area than Stroud.
    Regardless of your opinion on the price/condition, if there are 50 or 100 similarly priced properties of about the same size then you're not going to stand out.

    I think the best thing to do is be patient - your "dream" home is no longer available, so you can spend as long as you like looking for another one and letting buyers find your current house.

    Just to say that the house is lovely!
    We: me and the ex r selling ours and is now nearly 2 months with many viewing and still no offers. Could be the current credit crunch.
    So be patient.I hope would go well!
    Think about maybe renting it.
