    two reasons anything doesnt sell be it a house or your pet goldfish


    1: its not been on the market long enough

    2: it is overpriced

    nothing else, so if you feel 3 weeks is long enough you need to address point 2.

    looks a nice house altho i tink more pics would be nice, the pic of what im assuming of the 2nd bedroom makes it look small and cramped and could potentially put someone off

    Excuse me for being dense but I'm a bit confused as to why you want to move when you believe your house to be so perfect that everyone who comes through the door would immediately want to live there.

    The house looks very well presented and nice enough but the two things that would put me off... which you can't do anything about I know, are 1) the fact that it's on an estate and 2) the garden is so overlooked by neighbouring houses. I don't think the garden photo does you any favours because of this.

    On the subject of feedback I'm one of those terribly 'British' viewers who cannot be rude to someone's face and always try to find something positive to say even when I know without a shadow of a doubt that I wouldn't buy it. However, my comments would always be truthful, e.g. I might say 'lovely sized bedrooms' or 'You're obviously a keen gardener as the garden is beautiful' when the rest of the house is c***! I agree with Doozergirl though (when don't I :) ) that to the EA I give absolutely truthful feedback. I've been known to tell the EA that the house smells of wee and/or damp, the garden is too overlooked, the neighbourhood is too rough or my best to date... it is overpriced for what it is!

    We sold our house in February 2008 to the very first person who viewed it - unfortunately, that first viewing happened in April 2007! It took our eventual purchaser THAT long to sell his own house.

    In between, we had around 20 viewings and 3 other offers (all of which fell through due to chain problems).

    Viewings ranged from one lady who virtually got her cheque book out there and then (never heard from her again!) to the completely luke warm (two of these made an offer).

    The 'oh my goodness, I must live here or else I shall die' lady went as far as measuring wall space to see where her dresser would best fit to negotiating with me the earliest possible date that she could move in. And all of this on her first viewing! As I was naive and, at that point, relatively unjaded by the house selling process, I thought the deal was in the bag and had virtually phoned the removal men before she had left the drive. The estate agents never managed to speak to her for feedback, despite leaving many messages.


    I guess my point is that you should take ABSOLUTELY NO NOTICE of the things that viewers say as you tour them around your house. In my (very limited) experience, the cagier they are, the more likely they are to offer.

    And, in view of our problems with chains, remember that your house is NEVER sold until the money is in the bank.

    Finally, try to remain cheerful - your house is lovely and it WILL sell, I'm sure.

    I sold my mother in laws house after she came to live with us. Whilst I couldn't say it was stressful, ( because I tend not to get upset with things I cant do anything about ) it was a bit frustrating. I found that the more enthusiatic a viewer was, the less likely an offer, because the interested parties tend not to give away how much they like a property because of price negociations.

    I don't understand your sarcasm. As I said, I only view houses I'm seriously interested in buying. Of those viewings I would buy anyone at the right price. Simple!

    ps. To be honest, I'm not interested in giving 'constructive' feedback to vendors. I'll buy if price is right. I don't care if they have neutral colours, clutter, no clutter, photos on wall, photos off wall etc (as are being discussed here). It doesn't matter. I like the building and location, when mine is sold we'll discuss price. Simple!
