Sorry just seen your above post. It is a frustrating business but who is to say they were lying. Maybe your place was one of the first they viewed and they did actually really like it, but then on viewing others they realised actually it wasn' their ideal place and there was something even more suited to them. I'm going on my experience as a buyer recently whilst looking for the house we've just moved into. There were so many places I walked into and had a good feeling or really saw myself living there, only to find something better on the next viewing.0 -

From your photos I like the house if it was in my area I'd be interested... problem is alot of FTB might like the house but they have to arrange a mortgage... (which is harder now lenders have tightened their belts).
I'd say your house is a nice house... not sure how it competes to the local area though. Just be patient I think you will sell within 2 months... even if you get a house accepted it takes time to get everything completed.0 -
Your buyer will probably be filling in their MSE registration details then posting a "How much shall I offer" forum post where we all say "you'll get 20% off" so offer that.
Or maybe the agreement in principle they had has been wiped away by their lender and new rates are offered to them with £100 added onto the monthly payments.
They are FTB so will be watching the news and listening to everyone around them telling them not to buy now.
Did they mention anything about having saved 10% of the price for a deposit?
Unfortunelty it may have been a waste if your buyer has not looked into everything fully.
Was it the 1st house they have seen? Excitement of having a house could take over and they may just like everything about it then calm down when they get home.

Thanks Gillibobs for your comments I guess I just can't imagine anywhere being nicer than my house as we put so much money and effort into making it nice. I'm bias I realise. Can you tell I've never sold a house before!! HEHE!!
JackieB don't feel pressured to act quickly they seriously won't accept the offer of the other people until they have heard your offer as well. I know I wouldn't and I speak from a sellers point of view. The EA might be pushing you as they are trying to meet a target to get a certain amount of SOLD signs up each week or whatever. I'm sure if you were to get your valuation done and offer next week it will be fine.0 -
I think your house is lovely. Maybe the couple didn't have a mortgage in principle in place first, and are looking around trying to get one. It was only yesterday after all.

I was actually thinking of holding off until next week. If it goes, it goes, and if another one comes up afterwards then my house should be already on the market.0 -
I almost never give negative feedback because I dont like telling people that their lovely house is really an awfull dump that I wouldnt touch with someone else's barge pole. Not saying anything about yours of course as I havent seen it but you just cant reliably deduce anything at all from feedback.
edit - the other thing is a buyer can get carried away and excited when viewing the property but afterwards, a cold and sober retrospective of the house and its area can be a different story....

It looks very nice, but on rightmove there are 43 three bed houses under £160k within a mile.
People often view 4 to 6 properties in one day, so maybe they thought some of the others were amazing too?
Ring the agent, and ask them to contact the people who looked round to get some feedback, and ask what their intentions are.Should've = Should HAVE (not 'of')

I agree with Bf109, we've left feedback on several dumps along the lines of.... 'we ARE interested but need to sell our own property before making final decisions'
I know it's a cop out but I would never dream of saying we hated it.

oswestry it gets worse re stress. My dd has exchanged and expects completion, both today. The house went on the market in sept and is in a lovely location and was at a very good price of 299, 950, this was below the cheapest recommended asking price. They were happy to accept 285 because the buyer was a first time buyer with mortgage approval. This buyer popped up in january. There had been a stream of interested viewers but none was in that good a buying position ie they had houses to sell and one put in an offer just under the asking price but my dd refused it because of the buyers position
It has taken 6 1/2 months and they count themselves lucky in todays climate
The last 2 weeks have been very stressful indeed as paperwork was awaited but in the meantime, the house was emptied and she and her dh moved to live at the army base and I cleaned and cleaned so it is gleaming and looks gleaming when looking through the windows
Grit your teeth op, as it is a hard struggle to sell today and you have to hit lucky with your buyer0
