WE ARE IN THE SAME POSITION AS YOU AT THE MOMENT , WE'VE HAD 3 VIEWINGS IN A FORTNIGHT (OUT OF 4 THAT REQUESTED VIEWINGS).

MY WIFE IS ON MATERNITY LEAVE FOR A YEAR , SO WE'VE THOUGHT THAT IF IT TAKES A YEAR TO SELL , THEN THATS FAIR ENOUGH.IT ALL SEEMS DOOM AND GLOOM AT THE MOMENT AS REGARDS TO GETTING A MORTGAGE AND PEOPLE TELLING FTB'S NOT TO BUY YET .

They'd have to be a really rude viewer to actually tell you to your face your house was horrible!
(Not suggesting that it is, BTW, but just that the fact that people say they like it means nothing. In fact, as a would-be FTB, if I've seen a place I really like and want to buy, I tend to keep my mouth shut, for fear of letting on how much I like it and thus ruining my bargaining position!)0 -

Ha Ha yes, I think I did that on almost every house I viewed, just nodded and smiled whilst being shown round! Especially as almost everyone is biased towards their own house and get so excited when showing you round. In one place the woman was so excited about telling us about her Laura Ashley wallpaper and how she had lived there for 10 years, was only selling cos she had to find a bigger place etc. I could hardly turn round and say,well actually I hate the wallpaper, it's a shoebox and the layout is awful (kitchen wasn't big enough to fit in a fridge which was in the dining room, bathroom....off the tiny kitchen only had a shower, no bath and wasn't even big enough to open the door properly and the stairs went straight up into the "second" bedroom!!)0 -

Goodness. Would you appreciate it if people did that to you if you were selling? Why on earth would you tell an EA you were interested if you hated it?
I think that's really poor. No one's asking you to go into minute detail right to the vendor's face. It's the EA asking you - and if it is a dump - don't you think they already now that?!
Feedbck is an essential tool to help people sell their house. Yes, Even if the feedback is negative. Sometimes (in fact most of the time) the EA never gives the full story to the vendors but it helps the EA build up a picture as well and they can make suggestions to the vendors based on that feedback.
Seriously, I know they're trying to sell the house, but they've made time and (sometimes) effort for you; it's only correct that you are honest.
Sorry, it's not all directed at you, but why do people think there is something wrong with honesty?

I think honesty is key to the house buying process. Estate Agents aren't idiots. The fact that there's only a photo of the front of the house is always a clue as to what they think of the interior decor!

Looks ok, but lets face it, its a small house.
Number 8 sold in September last year for £155,000 so you will be lucky to get near that amount. The peak prices were September/October last year so your house "value" is out of date. You should be looking at reducing the price at least 10% if you want your house to sell in the time scale you are hoping for.0 -

My response to EA IS honest. We only view houses that we would seriously consider living in. I would buy a dump if it was THE RIGHT PRICE. When our house sells, we'll then consider all houses we've viewed (approx 8), we'll consider how much work needs doing on them, condition of them etc, and we'll offer a fair price. Each viewing we've done has been in the area we want to live, a traditional property which we want etc, and therefore we'll decide whether to make an offer on a 'dump' or offer more for something in mint condition. Therefore my answer is the truth. We would consider buying a dump.
I don't waste time viewing houses that I'm not interested in.0 -
hi. we had a viewer like that 6 weeks or so ago - our first viewer. she spent over 45mins admiring the (2bed) house, telling me where her furniture would all go, what she would do with each room WHEN she lived in it, asking loads of questions, told me where she worked, etc. I said to my husband it had gone brilliantly and that she had given away loads about how much she liked it.
3 days later I rang the EA for feedback, they hadnt been able to get hold of her - and she never answered her phone to them since.

Don't you think that TV programmes make out the buying process to be a lot quicker than it really is. Increasing peoples' expectations of offers the next day and offers around or higher than the asking price. When I bought my first house, I viewed it twice and even then waited several days before putting in my first offer and once that was rejected, it was another couple of weeks before the next offer. I wasn't deliberately delaying things, I just had other houses to see and other offers to make. When you watch Kirsty and Phil and all the other programmes where they hype the buyers up to pay virtually the asking price and make an offer almost the same day, it's no wonder that people become impatient.0

Empty vessells always make the most noise, in my experience. Its seems a very British thing to go round and say how nice a property is, even if someone doesn't like it.
Do you know how many other properties the FTB's were looking at, and over what timescale? They may like your property but could be viewing another four properties tomorrow so will wait until they have viewed those before making a decision.0
