    I was slightly bias when we put our house on the market 3 weeks ago as I was thinking it will sell within a week its a lovely house its cheaper than a lot of other houses of same spec and has been totally redecorated in netrual colours with a new kitchen and bathroom!! I was deluded.

    The things you mention - neutral colours, new kitchen and bathroom etc - aren't definitive. People might not like your choice of neutral, or kitchen, not because there's anything wrong with your taste, but because people vary.

    Why the urgency to sell really?

    You might not be prepared to cut asking price by any significant amount, but more and more we're seeing instances of a home-owner drastically reducing their asking price because they are forced to, impacting on the asking prices of other houses in the neighbourhood.

    In my view we are only at the very start of a deflationary process the where house prices will give up all of the inflationary gains during the past 8 to 10 years of credit boom - perhaps the greatest collapse in history. Evidence from the past two depressions shows that deflation reduced the value of the average home each time by wiping out the inflationary gain of the previous boom.

    The banks have taken a beating and creditors react to rising losses by curtailing lending, imposing higher qualifications on borrowers and raising mortgage rates. Aging home-owners who depend on their homes to provide retirement security try to sell, as does anyone else worried about locking in gains. Halifax's 2.5% March fall is just the very start of the pain to come.

    If you are really looking for a fast sale, cut the asking price.

    Just like to add If i was looking at your rightmove ad I'd want to see all 3 bedrooms... Only see 2, that way you can see the 'whole' house.

    Might help. The 2nd bedroom looks a little tight at the moment thats all, if the other one is similar size or bigger might help, ofc if its a box room then maybe not.

    I always write to people and tell them some positive things about their properties first, then explain why their house was not for me. It is OK to give honest feedback, as long as the positives weigh a little bit more than the negatives.

    Yes, your house looks well up-together and so was the one I began selling in October 2006, but it didn't go till July 2007. I had the usual mad person, another who took a dislike to the neighbour and four more who were all desperate to have it, but couldn't sell theirs. In the end it was someone completely out of the area who came along & said, 'This is lovely, I'll have it!'
    just at the point when I was losing hope.

    The right person is out there, but it's early days yet....and getting on the right side of £150k is a good move.
  • Hi there I think your house looks lovely, I live in a 3 bed Victorian terrace albeit nicely decorated, but with a quarter size of your garden & no garage.
    I live in the South & your house around here would probably go for £250,000 upwards, mine was valued at £155-£160 I would love to transport your house to here. Ok hasn't got the character, but would love your garden! & I like your decor too, perhaps there is just too much choice where you are:confused:

    I have had my house on market for a month with not a sniff. Last week I went on propertyfinder with friends from work and pulled out all the houses within half a mile from mine at the same price. I didnt tell them it was mine and of the 4 mine was rated the one they would choose last.

    Reduced the price 10k (2.5%) and repeated excersise with 3 more friends and mine now moved up to top in that bracket.

    Told agent to reduce 10k and remarket. First Saturday was today - had 4 viewings one offer and 2 second viewings lined up for tomorrow.

    Moral of the story is probably i was a bit greedy/optimistic at first (as many sellers are for natural reasons) and secondly the people who wanted houses 6 months ago are still out there - they just wont allow themselved to be ripped off.

    My house is in SE a mile outside M25.

    Whatever is going to happen to the market, people are buying and people are selling. They have to, jobs move, circumstances change and the world revolves. I don't think you have to cut your throat to sell, you just have to pitch it in the acceptable range, otherwise buyers won't look at it, and if they don't look, they won't make an offer.... People looking to make money from the situation, (which of course is their right), will look for deep discounts or wait. People who need to move will be different. Prices probably will drop, but not everyone spends all their time on forums looking for information / predictions. All you can do is buy / sell at today's prices. Tomorrow's prices will exist tomorrow. Just do the right thing for you now, bearing in mind what you've read from all the 'experts'.
    (I'll let you know who was right in 2 years time, then we'll all have a laugh at the rest of those fools, lol)

    ukjoel your post has made me see that I would be doing the right thing to drop the price to £149,950 to get it sold especially as we have found a place we want to offer on now. I'll give the EA a ring first thing tommorrow to instruct and you never know I could be posting on here saying i've got 4 viewers for saturday!!! Did you get offers close to asking price this weekend? Would love to hear if you have now sold?

    I don't know what the other modern 3 beds in town all priced at about £159,995 (including one on next street to us) will think about our us dropping. I bet they won't be best pleased with us but its about time they got real. Also although my house isn't detached its a link detached and all the others are semi's so I guess this may work in my favour.

    I hope we don't get any abuse.....

    I'm pretty excited about next week now.
