I just updated Property Bee, so was going through and remembered this. It's now nine months since the OP started the thread, I've been seeing if it ever came through on Land Registry and it never did. So tonight I checked RM ... and it's for sale again/still.

Ho-hum. 75% of £299,950 = £224,963... which is only just a bit off the lowest 75% amount the QuickSale company originally offered.After a few hours of his own internet research, the investor has deemed that the house is only worth £290k, meaning they will only offer me £220k for a house worth £400k!!!! So much for their advert stating they pay between 75% and 90% of market value.... more lke 55%
Yes i need a quick sale, but not like that. i feel sorry for the guys who think this is their only option.0 -

I do know what the the OP was complaining about though! On the one side you have sites selling the details of distressed sellers who are willing to sell BMV (below market value) - typically people are paying £50 for the 'lead' which says what percentage BMV they'll accept and why - and on other side people desperate to sell houses for a variety of reasons. It's very sad to read these 'leads' when they say things like 'terminally ill, no life insurance' as the reason they need a quick sale.
There are plenty of people who are making money from running BMV seminars telling other people how to write their flyers to find the maximum numbers of BMV sellers. In fact, the government had to restrict access to the government Possession Claim website I believe to stop people looking at the future court hearings and contacting the people concerned0 -
Interesting thread.
The link given by m_13 does give the impression that the property is no longer lived in, but I am surrounded by clutter so it may just be a clean and tidy house....I would not recognise one!
I don't really know how to view this thread. I feel sad for the OP as they obviously believed their house to be worth the original valuation, but the house is now on at 9k above the valuation by the quick sale company, a price which gave the OP a 'shock'. The original offer of 220k is now just over 25% off of the asking price.0 -

On the plus side, over 1300 investors have been contacted today offering them a 15% discount... which i could swallow, just!
She said she could just about swallow a 15% 'discount' :rolleyes: off the £400k the property is worth.
I guess she is slowly and painfully facing up to reality. It is when interest rates go up that reality will really start to bite for a lot of people.
How much will the property be 'worth' in 12 months time? I guess less than it is on for now.0 -

It is odd, both in position and in the way it is presented. It looks very pub like because of all the open space.
I have to agree with other posters, I do think the lack of a garden will have put some people off. I don't particularly like maintaining grass but you would think a house this size would be for a family. On the aerial view there seems to be some land to the right but it doesn't appear to belong to this house.
