For the new CGT rules to apply, it is the date of exchange that counts. To be taxed at 18% on CGT instead of the current rules you have to exchange on or after 6 April. Anyone seriously hoping to do that as a matter of urgency would already have their property on the market. So all this supposedly extra supply should already be on the market.
As others have said to be looking to benefit from the new rules you would need to have made a sizeable profit in a short time for the lower rate to outweigh the benefits of taper relief.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I love all these "My house is worth XXXK" threads, brings a tear to my eye.
As a FTB... I can only ever dream of how i'd amass 400k.. to pay for a house. I mean lol its... only 20* average salary... only :P.
Some people have been deluded into this "My house is obviously worth 400+K" poopie. A colleague at work keeps trying to sell her (Overvalued) house for 170k... 2 bedroom small cottage thing... when you can get a 3 bedroom for that. She thinks because of the area it'll sell... But its been 7 months now and no sell... she is still blind to the oncoming HPC.... like lambs to the slaughter.0 -

Some friends spent months trying to sell their house during the boom. Took it off for a while then put it on again for even more money as they were convinced that its worth would have shot up. They havent moved yet.0 -

I cant have much sympathy for people who exhibit greed, above the norms, then come whinging when they get burnt... If you risk... your house being sold because of puttnig the price too high... its your own fault. Markets change, and just as well as it went up and they were happy it can also go down in value... so they have to be prepared for that also.0 -

I am exhibiting greed, merely taking the advice from the local EA'son how much the property should be sold at. hasnt sold, so price drops. you're right, the market changes and you have to be prepared to change with it.. both ways. Would've been silly though to put in on for 300k when I was being told it would sell for 4000 -

Its just when people say "its worth X"... Its worth however much someone will pay, My pen is worth 10 million pound... but its been on the market for 20 years... for example :P.0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I see from Rightmove that she dropped the price by 15% but it's still for sale.
