    try a private advert in your local paper?????

    christ what a time to try and sell a house, i am waiting to buy a 4 bed cash i pulled out of looking in aug last year and reckon i wont be looking for one for at least six months thats what the market is like now and its even harder if you need a 100% mortgage,,,,just bad timing on your part probably not meant to be,,,,good luck

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    if your house is on at 400k and hasnt sold (erm twice) then the reality is it isnt worth 400 k

    Only something that sells is worth its price tag

    How could it be regulated? They've made you an offer, you've refused it, end of, really?

    I think it's hard to say at the moment that your house is "worth" £400,000. If it's been on the market for a while, what with the credit crunch etc,

    It's not the one with a turret in Llandaff village?

    They offered me 85% of what I deemed my property to be worth. (136k on a 160k perceived value). We decided it was too low and sold it thru an agent instead, for the full 160k (so its true value now).

    He told me quite openly they use the same research methods you could use. Nethouseprices, rightmove, that kinda thing. To find equivalent properties. I guess thats where yours came unstuck if there isnt anything the same and yours is unique (according to other posts)?

    Although the whole forum as one pretty much say don't go to these vultures anyways!!

    what quick sale companies have to take into account are

    huge mortgage arrangement fees to buy new tightly-controlled products,
    early repayment penalties if/when they sell on
    high interest rates for BTL/BTS products
    several months of mortgage payments while trying to sell.
    three lots of solicitors fees
    they often give the first year rent free on a rent back also
    profit
    capital gains tax/income tax

    it all adds up

    Ok, I ave managed to find one of these companies with integrity. Ok, so they have to make a profit, but you cant get fairer than what they have offered.

    I have an offer in writing that they will pay me 83% of what the house is worth. To reach that figure, and independant RICS registered valuer will visit the house and produce a full 16 page report. I have to pay 25% of the fee ( about £150 ) that will be refunded on completion and i am free to nominate the company.
    Guess you cant get fairer than that, bearing in mind, the house market is losing over 1% a month in my area and its already lost close on 40k!!

    Shall let you know what we decide to do, and if this is all ligit, howver I do have the guaranteed percentage in writing!
