    We know that she is wanting to sell quickly. I think it would be impolite to pry any more in respect of the reasons. Lets just assume there is some personal stuff.

    It is a horrible area sadly.

    With lots more people clicking on the RM link, it may produce a lot of false statistics which the EA may cling to if the OP wants to get rid of him. He could happily say "In the last 2 weeks there have been 300% more clicks. Our advertising is clearly working!"

    The highest price ever achieved on that road and the adjoining road is £260k.

    The house may be beautiful to some, though the lack of a blade of grass and no back garden would put me off, but it is so overpriced for the area.

    Probably not, but then a lot of what's posted on here, asked on here, and opinions etc, isn't 'our business either'. That's why its a forum, no harm in asking for more details is there?

    Unless the OP comes back to this thread to fill us in and can see the RM link, then she can inform the EA differently can't she?

    Surely 'clicks' on RM aren't 'exiting' for vendors, it's actual viewings and offers they want. Clicks on RM are more indicative of how busy a day nosey office workers who have free rein of the internet are having!

    I think it's hard to say at the moment that your house is "worth" £400,000. If it's been on the market for a while, what with the credit crunch etc,

    Who paid for the survey or other costs? There was a fuss some years ago about "we buy your house" firms who charged the potential seller for a survey. They paid for the survey, the house company made a derisory offer, and the sale fell through. The company was making money on "surveys" which didn't, if I remember correctly, even involve anyone visiting the property. That was a scam. Not necessarily the case here if the OP didn't pay for a survey. But, if they advertise to buy properties at a certain %age of market value, and they aren't, then that's an, IANAL, illegal advertisement. And that is regulated, potentially by the ASA or Trading Standards.

    Returning to the topic, if the house is worth £400K, then it should sell within days if offered at a 15% discount, or £340K. As I think it as. If it doesn't sell to the investors, then it could be advertised for that much, still more than the "we buy your home" people are offering. And if it doesn't sell quickly at £340K, then it certainly wasn't worth £400K.

    Edit: I must read the entire thread before posting. I see it's still for sale for £340K. Worth £400K it is not. Now the question is: is it worth £340K?

    The problem with it is that its a unique property and looks to be a well thought conversion - at least the house does. This makes it difficult to value.

    Then you look at the area, this is the real problem. The area is full of small terraced houses, employment in the area is limited, I would guess a lot of people commute into Cardiff to seek work but this isn't commuter belt, it is just a sad small town with nothing going for it. It isn't really the place for a property with unique characteristics. The old adage, location, location, location applies here and unfortunately this property and location combination fails.

    Anyone wanting a unique property, tastefully converted would not want to live in that location.

    Anyone with that amount of money to spend would live in a different town.

    If you look, I actually said that my concern is that the estate agent may try and justify their existence. I don't think anyone finds pure clicks exiting or even exciting :rolleyes: but I worry that the EA will convince people that "things are looking up".
