HM, the chain is very good, just 3 of us! Investors buying mine, then us and then the seller of our new house is buying a new build. Hopefully this will help things move smoothly and quickly!
The surveyor came this morning and took measurements and photos. Was here not even half an hour and then off she went. We did have a quick chat about slow cookers and air fryers though π€£
I now need to give the OK to a quote we received for a survey on the new house, so that can get sorted and out of the way.Β
I just keep thinking that by the end of March/beginning of April we should be in! π€πStarting Mortgage Balance (June 2019) Β£72,000. Mortgage Free November 2025!6 -
How exciting - sounds like itβs moving quickly. Is the new build ready to move into? I know (from experience!) that sometimes aligning chains with a new build can be a bit of a nightmare but hopefully with a short chain (and the bottom being an investor) there wonβt be any issues.

HM, DH said the same thing, asking if the new build was actually built and I didn't think to ask, I just assumed it was! I will have to check. The estate agent didn't say it wasn't and seemed eager on the phone, so I'm crossing my fingers that it is π€
I'm starting to feel poor. Money has gone out to the solicitor and what seems a million forms filled out for the purchase of the new house. Money has then gone out for the survey of the new house, which will be the first week of Feb.Β Payday is on Friday and I can't blooming wait!Β
I'm trying to keep myself calm with a lot of deep breathing exercises. I'm feeling very stressed at the moment. Work has been super busy, the issues we've been having with Dog 3s health and then of course all the house stuff has left me feeling very anxious and on edge. I've burst into tears a few times this week, so I need to just try and take it easy today.Β
We're going to my parents for dinner, so that'll be nice. I have another potential cleaning customer. This bodes well if I do decide to quit my job and pursue my little cleaning job full time. I have done some calculations on what the new house will cost monthly and worked out a minimum of 25 hours a week cleaning would cover my half of bills and with some extra left over for savings/pension and a small mortgage overpayment. I already do 10hrs of cleaning a week anyway, so an extra 15+ is very possible. It's not going to happen this year, but is definitely worth keeping my eye on and seeing if it is possible.
A little annoyance this week was dream house got reduced to Β£259,000. Shame as if it had been that price we would have definitely considered buying it even though it needs some work doing! Oh well, it wasn't meant to be. I am very happy with the house we are buying anyway and I've been planning what i want to do in the garden!ΒStarting Mortgage Balance (June 2019) Β£72,000. just a few things for when you are ready to start thinking about self employment, not now when you are dealing with house stuff
Remember to factor in ni conts and tax to your figures and put them aside into another bank account immediatelyΒ
Also when you are sick or on holiday you won't get paid so factor in 6 weeks holiday a year and an amount for your illness and start saving for them immediately also probably into a separate bank accountΒ
You might consider insurance in case you break your arm and can't work for 8 weeks, you might self insure for that
Work clothes, travel costs, h&s safety training for chemical products, insurance in case you damage or break something of the customer and the actual cleaning products if you decide to use yours rather than customers own - check out what can legitimately go through the business and what you should need to be aware of as a self employed cleanerΒ
You've maybe done it already but do you need a police check thingy since you might start attracting clients you don't know/who don't know you and some may be classed as vulnerable adults?Β Not sure if its only needed for working with children, there might be children in a house you doΒ
25 hours physically cleaning will be harder on your body than the same sitting in an office but will also likely keep you fitter by all the humphing,Β bending,Β stretching rather than sedentaryΒ
Think about paperwork, might be a good idea to introduce a monthly and certainly a beginning/end questionnaire to ensure they know and you know what they are expecting then ensuring both sides are meeting it like ifvyou are to hoover but the floors have clothesand things on it are you to move them or hoover round, if you are to 'tidy the kitchen' does that includecollectingwhat you think are dirty dishes from aroundthe house and wash dry put away 8r just anythingthat's already in the sink etc etc.Β Everyone has different ideas about 'clean' 'tidy' 'sort' etc. The monthly ones can also be used as a reference for new clients or if you decide to go back to paid employmentΒ

You've pretty much covered everything I already do or am thinking of doing if I do decide to do this full time.Β
I am already fully insured with public liability and for my health. I already have a separate account which I put a percentage of my earnings away in for my NI and tax. I keep a record of all my cleaning jobs and expenses. I have taken all of this very seriously since I started doing it nearly two years ago.
I am planning on getting a 'back up fund' to cover illness and holidays, which is why it certainly won't be this year that I go cleaning full time or maybe even next year. This is certainly not something I'm going to rush into, and that's even if I do decide to do it because I am well aware how tiring it can be. I am considering seeing if I can get a small part time job in the village in one of the shops or chippys for a 'guaranteed wage' and then just do a bit more cleaning instead.
As I say I am taking this very seriously and have done since I've started. The main point is I am unhappy working in an office full time and my cleaning and helping my customers makes me happy. I enjoy seeing them every week and making their lives easier. I even go to the pharmacy for them or to the shops. It sounds like youβre really on top of the self-employment thoughts Jessy. Glad to hear youβve thought about a part-time job alongside it - a guaranteed wage really helps (I speak from experience π) and thereβs also the issue that during economic downturns, the cleaner might be the first expense to go, which could leave you a bit short.Mortgage free 16/06/2023!
