    Those two properties are astounding Bargain hunter.

    The second one one I could buy outright and have money left over from the sale of the cottage, enough to retire if I add that to my "retirement pot".   I've no idea how much the extra land for the first one would be (I would need the extra land) but even that would be less than I would get for the cottage without my  land and stables. 

    (My plan, IF I move,  is to keep the land and stables block and rent it out, I've spoken to Fell Pony Person and said she has first option on it as she only lives about 15 mins away).

    I love the first one, especially the kitchen and the stable block. If I have time today I will look at rights of access in Northern Ireland out of interest as I think it is different to England.   What a lot for the money compared to the South East of England.

    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!

    So many English people have relocated to Northern Ireland because it's just so affordable. I moved from Yorkshire, my partner is from Belfast but we couldn't afford the same lifestyle in England. We both work part-time and have a four bed detached house 10 minutes from the beach. I can't imagine the cost of that in a nice town in England. 

    The weather is slightly cooler than south England though.

    Sorry about the friend trouble but maybe a sign to look at moving. We couldn't afford Cheshire prices and I think Scotland was 1/3 of the price! We chose south west Scotland on the coast. 
    Save £20,000 in 2025. April 2k, May 3.5k

    One of my friends is a bit like that - “ I can see you 8 weeks on Thursday at 6pm”.  I just go with it now as we were best mates, I think her partner doesn’t like that I am single. I am not on the hunt for myself so goodness knows why he thinks I would lead her astray. He has put air tags on her phone and keys because apparently she keeps losing them but it seems suss to me. 

    As for the dog walking… no swimming allowed??? Poor dogs!
    My ex friend was so loved up with her boyfriend / she would only see me with him …I only managed one 30 min session alone whilst he was in gym - of course he was flirting with me terribly (found me on Facebook etc) and he then grabbed my boob at a party at his house which she saw and then somehow he gaslighted her to make it my fault … 20 odd years of friendship gone .. 

    So sorry Warty re the friend group - some people are very good at supporting others in difficult times but less able to adjust when one’s life is going great ! 
    Maybe one on one they are better - and it gives you freedom - can’t believe how cheap NI is though the rain I think is more there ? Maybe I am wrong 
    Wales is cheaper I believe 

    I think wattydog is a GSD? My parents last 2 dogs were - huge,  never grew up and completely unaware of their size!

    No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff.    Money doesn’t walk out of your wallet on its own accord.

    That’s a rabbit hole I’ve just spent some lovely time in. What I could sell mine for in Kent and buy there!

    9 acres, no house but only 100k, could plan your own little (tiny) house?

    Loving looking at property but I suppose I should get back on with sewing a 1920s style top.  I need to be wearing it in less than 3 hours plus I need to make a headband or something, try everything on and make adjustments as necessary- you get the idea
