    Any chance they would do the EPC & post date it? The only one I have had anything to do with was a pile of twaddle & they refused to correct it. They said the house had a solid floor & it definitely didn't & that was when I stopped reading.

    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £215,607
    - OPs to mortgage = £18,925 Estd. interest saved = £9,670 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    Read 38 books of target 52 in 2026 as @ 2nd June. 
    Produce tracker: £139 of £400 in 2026

    Regarding paying council tax, are the rules the same in England as they are in Wales? Just wondering, as when we bought our house in Wales, we didn't have to pay council tax until we had actually moved furniture in. We bought during covid & couldn't move until we had cleared out the temporary house we were in. (Luckily, rent free as our relative had moved into care). I checked with the council as to where we stood regarding c.tax on our new home & was told no c.tax was due as long as no furniture was in the house. The helpful man i spoke to at the council said that even one chair counts as furnished. He advised me to draw the curtains across, as they send an inspector round to check & they peer through the windows!

    Thanks @kayannie, and while that is hopeful info, the council tax dept email us regularly saying 'are you ready to give us money yet' so doubtful we could get out of it- and we don't yet have time or money to get curtains 😂

    I think because it's a build as soon as the building controller signs off they see it as 'live' so there's no allowance for us being normal people moving home, they've treated us the same (well, much worse) as if we're a multimillion property developer company the whole way through this process

    I think that is because they have fewer small builds to consider and make the paperwork just fit the process. I've noticed that with my planning, the paperwork would be the same if I was trying to build one or one thousand houses!

    It is frustrating but when you return from build strike you will see how close you are to the finish line

    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!
