    Hi Beanielou, it's an Energy Performance Certificate. Tells you how energy efficient a property is from A to G. You need one when you are selling or renting out a property now. Costs about £80 down in London. they also tell you what your property could get to if you spent a fortune improving it with insulation etc…

    Sending huge, huge hugs. This is a period of unrelenting stress and difficulty and you have been remarkably resilient so far. You are allowed to feel carp and utterly mis, I think anybody would.

    Take some time off today, focus on prepping questions for your appointment tomorrow and just rest or distract yourself (I recommend the Austen series in 1-player as a soul reset), as seems most helpful.

    Sounds like BIL / SIL need a not-so-gentle reminder that if you are all meant to be rubbing along nicely in adjacent houses before all that long, actually treating you like equal parties to the transaction who deserve a modicum of respect is probably a good way to go…

    Absolutely agree that a bit of sulking time seems entirely reasonable. As and when you start bringing yourself out of it (dare I suggest a physical time limit to avoid it dragging on and ending up with you feeling resentful of the sulking time?) then remind yourself quite how far you've come - even if it isn't quite ready for living in at this precise moment, you've built a whole actual house for your future selves which is pretty damned amazing, to be honest. The amount of it you have done by sheer gritted-teeth determination is even more amazing.
