    Forgot to say the plumbing work will be £655 which is a bit more than I anticipated but it is a lot of work. New good quality taps in the kitchen and bathroom, remove and reinstall vanity unit and bath, make the floor safe under the bath and reseal the bath and sink with top quality sealant. 
    I get knocked down but I get up again (Chumbawamba, Tubthumping)
