All the agents round here appear to be closed until after new year. Nothing new coming to market and no response to enquiries 🤷♀️0

Clearly everyone didn't read the memo.I have searches for a 30 mile radius in a very populated part of the country for pretty much anything under £350k (in an area where £300-320k is the average for a small semi).A whole 10 places hit my inbox on Boxing day. It's not been much busier. Speaking to a couple of local estate agents, it wasn't as busy as normal. Too many buyers, not enough properties.3

Update - had 14 viewing conducted over 2 days. Of the first 7 viewers I have 1 x asking price and 3 at £5k over the asking price. Awaiting update from the 7 who viewed it today. Looks like I will be able to accept one of these offers on Monday/Tuesday next week and then need to find my onwards purchase. My local market is pretty dead at the moment. One village we would consider moving to, a couple I thought were over priced are now SSTC.
The only ones remaining are new builds and two priced at £695k and £795k both nice houses, but the cheaper on a main road and has been on and off the market for several years but same vendor. The other lovely home but likely to be opposite a new train station and surrounded by a car park in the next few years.Make £2023 in 2023 (#36) £3479.30/£2023

We had our viewing day today. We think we counted 10 sets of people through the door. Sounds like there was a last minute cancellation too. I'm told our previous potential buyers have expressed and interest which was unexpected!
Waiting to see what happens on Monday now.
We've only found one view-worthy property, I'm pretty keen but it's top of the budget and needs lots of work (and will probably go for way above asking anyway) but we will view and see what happens!1 -

Making slow but steady progress with mine. Searches ordered, survey taking place week commencing May 2nd as they are so busy.
My original buyers dropped out, no reason given but back up buyer found and they offered more again. After the original buyers dropped out agent did 11 viewings in 2 hours at my property and I got five offers. Market is still crazy.
