I was meant to view a house this Saturday gone, but the vendor decided to wait until the 'period between Christmas and new year'. I got the impression that there was a low demand for viewings based on it being the Saturday before Christmas (rather than COVID or interest rate worries). We'll be better placed to know whether sentiment around house buying is becoming more cautious in Q1 2022. It's too early to tell anything right now.0

The value of the house is pretty irrelevant. It is our home and we have no intention of moving anywhere else. What it is worth really has no bearing on us living here.Crashy_Time said:

The global restrictions have caused inflation and the first panic about interest rate hikes in years, the UK property bubble doesn`t do interest rate hikes I`m afraid. So what if they are? None of the previous restrictions have either slowed the market or restricted sales or movement in any way.

We have a recently taken out long term fixed rate mortgage. Our property is our home which we intend to stay in for the long term and in 11 years we will be mortgage free.
A rise in interest rates really has very little effect for us.6 -
If the listing is ready to go live now then why wait? If people are looking for homes on Christmas Day then they won't see yours and if you list it now and they are looking on boxing day they won't dismiss it just because it's be on there for 5 days. Serious buyers, and there are enough of them around, will be looking at any time, not just Boxing day. I have no idea why estate agents need to do this when houses end up with multiple offers within days, and when you go to viewings there is always someone after you waiting to get in.
If someone is just starting their house buying search on Boxing day, it's unlikely they're going to buy the first house they see. It's more likely going to be a well informed buyer who knows their search area and can make a decision about what they are willing and not willing to compromise on after having started their search before Boxing day, right? Well that's my thinking.

We listed our last house on Boxing Day. The open house was fully booked within a week (pre covid times!) and it sold at the open day. Whether that was down to the day it went on or not is anyones guess!0
