Not everyone in a household is busy at a family get together. Some are hiding in the toilet browsing houses for sale on their phones , just to get away from everyone.2

The EA selling my late mother's house intends to start marketing it online from Dec 29th, which I assume will be the first day that they are open after Christmas as both the 27th and 28th are public holidays, with the expectation of building interest so that they can start viewings on Jan 5th. The house is entirely empty now so no Christmas or any other paraphenalia - what you see is what you get!

Yeah, apparently there are metrics on Rightmove that makes it worthwhile for the EA to list it, even if its already sold. I've seen it happen for properties I have seen "off-market".
Also, regarding missing the top spot on RM and getting lost in all the new listings - this is not going to happen. I get email alerts. I don't miss a thing. And any serious and obsessive buyer will check the app religiously. I can't wait to find a house so I can get work done during the day and delete the app!0 -

I've spotted 2 in our village recently which appeared as STC on the 1st day of listing. Obviously sold to someone already registered with EA. One local EA told me several weeks ago about a house he has 'coming to market imminently'. I have alerts set up too but have noticed a few properties SSTC that I never received in an alert.0
