Surely while internet traffic might be extremely busy this doesn't mean with people doing anything other than browsing property. Possibly more are looking, but acc to your EA there's more to look *at*. I can't see that the 'when' is other than a small factor in the total equation - but I'm guessing... This is our third attempt at moving....almost listed 2 years ago in Feb but held off due to impending COVID, listed Jan last year...accepted an offer and had one accepted only to lose the onward purchase at the point of exchange in July...

Basically it is just hype, there are more lockdowns looming and people have probably got more on their mind now than browsing property.0

Estate agents are sales people working for the seller's interest.
End of year usually quiet.
I would not put my hopes so high.

If it doesn't get interest on boxing day you lose the most recent spot come New Year when there maybe more serious buyers looking as apposed to hungover dad's on Boxing Day? If they are serious about buying they will have looked at every house available, which could be done in one visit by going through everything or repeated visits by checking each day what has come up.The post i was replying to said they would "lose the most recent spot come New Year when there maybe more serious buyers looking" but this wouldn't make any difference because a serious buyer won't miss out a house just because it's not in the most recent list; they will be looking at all houses availble one way or another.

@RogerBareford agree, I probably check just listed every couple of hours at least, everything that is listed once a day to spot anything that is no longer sstc, expand the search to more money/less bedrooms/further away every couple of days...no chance of missing anything!
