All caught up. Sounds like the EA is being super frustrating. Best of luck with it all.
My sis previously had a shared garden - they agreed to literally split it in two and fence it which saved disagreementsAchieve FIRE/Mortgage Neutrality in 2030
1) MFW Nov 21 £202K now £174.8K Equity 32.77%
2) £2.6K Net savings after CCs 6/7/25

But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

So Lady With A Plan has now become Lady On A Righteous Mission.. standing up for women and buyers everywhere - feeling very Joan of Arc or Emmeline Pankhurst - slight dramatics as I am not planning to burn or die on this hill but I am prepared to kick up a big fuss
Last Monday I put an increased offer in
Last Wed I got called informing me he hadnt put my offer forward with some ridiculous reasons (obviously hindsight shows he was holding out for another buyer)
Then Friday I got a text at 6.15pm from EA stating they were 'of the mind' to go with another buyer subject to a second viewing over the weekend - and would get back
I assumed I would get a call Monday to then be able to counter offer
Instead I heard nothing until I got a whats app at 10.13pm Monday night - yes gone 10 at night from the EA with a link to another flat I might want to look at £100k cheaper) - at which point I guess I was to assume the other offer has been accepted?
I called yesterday to express my disbelief at his unprofessionalism and breaking the law (I have been looking at the EA regulations) and he pretended to not be able to login to see his notes and was very dismissive.
We agreed a call later as I was getting on the a train - in the interim he called the seller - had a long conversation apparently and they have now decided they want to go with their new buyer unless he fails to get a mortgage/gp through checks etc..
He has hoist himself with his own petard by this move as I am now furious I dont get a chance to make a counteroffer-
He has broken the law - as some of you said on here and I have checked as he had a legal obligation to
- put forward offers as soon as possible and definitely within 24 hours - I put an increased offer in Monday afternoon and he called me Wed afternoon so 50 hours later to say he had not put my offer forward yet ..
- I also believe he is biased against me (also illegal) - his conversation on Wednesday despite me already having gone thru the financial checks a few weeks ago led me to believe he thought I should not as a single woman being buying a home, he said my MIP wasnt worth the paper it was written on as there would be further checks on my financial debts etc !!!!
- Plus not keeping me informed and not giving me a chance to make a counter offer - again bias
- he also does not react well to me stating my issues, keeps interrupting and saying I am wrong...
- I believe he has said to the vendor the man is a better buyer as well from how he phrased the Friday text ...
As vendor now decided to wait on current buyer I have no forward movement there - however when I stated my issues he said you think you are right, i think I am right lets leave this - and i said well the facts are the facts you delayed my second offer for 2 days against the law and he said 'can you prove it' err yes.... I have the whats app/call trail ( I have screenshot shot and sent it to myself for safety)
I definitely got angry and said ' I should not have to teach you how to be an EA' !! However if I have to teach him respect for women and best practices I will - I have to complain to manager, probably put it in writing and if I am not happy with their resolution I can complain to the Property Ombudsman .. what I want is a chance to counter offer and be treated like a buyer fairly... that looks now impossible so I will see what other redress I get starting with an apology which I have not had - its all been angry rhetoric that he is right.
However the law is the law - I did A level law grade A and spend a lot of time reading contracts for work so he has now officially riled me - he is just very lucky I am happy in all other areas of my life - MWAP (new date) is so lovely, kind, amusing etc and has decided we are in a committed monogamous relationshipSo I am far calmer than I would be..
I have yet to mention to him one of my closest friends is a (female) barrister who gets angry about injustice ..
Honestly this EA is treating me with so little respect I am not having it so I asked him to get his manager to call me today and I am starting the process to make an official complaint - It may mean I wont get access to other properties of theirs - they are a big chain but we have to stand up for bias/discrimination -

Spoke to the manager today - EA is away on day off - on the bias and illegal activity I can prove - very good at talking, states they all do the national assoc of estate agent exams, he has been there for 11 years , 'cant believe it ' however does acknowledge that service has not been good .. maybe EA was confused re my offer was dependent on JKW answer - err no ... I keep asking but my offer is my offer on current info then I might go up...
EA said yesterday i could not put another offer in as vendor decided not to sell to me but this male buyer instead - manager (trying to head me off from reporting) saying put another offer in we are obliged to do so - but we all know as the vendor has decided to go with the other offer/man then I will need to put a big offer in now - a last gasp one and so I am disadvantaged here .. I have asked for the still missing JKW paperwork - asking for 3 weeks on the proximity -
I have said I want a three way call with EA and manager tomorrow - he tried to say EA would call once he spoke - I will then decide on making a further offer and also my next steps on complaints as I am not letting this lieDON'T BUY STUFF (from Frugalwoods)

Tricky, I'd not be buying anything via that agent whatsoever no matter much I wanted it, and I would file a written complaint, with screen shots.
