the @ajmoney quote is brilliant ... have they been staring into my hall cupboard?
If you aren't already using something in your home, you won't start using it more by shoving it in a cupboard- AJ Money
Hse deposit up to £117,467 but added £33 to make £117,500 to fill in my house diagram as £500 squares - best yet
EDIT received £3.03 in monthly interest in marc& as 4.75% so £117,503.03
I started that badly drawn chart in 2020 .. £500 little boxes, I have dates and scribbles in, lots of different colours ...
My house savings is more as cos of ynab I have some in M*zo savings as excess but I have some big work expenses coming so waiting to declare.. plus some nicely filling true expenses pots ... plus some due big invoices..
So just counting LT savings inc the regular saver with Cov (7% but only £250 in a month allowed but we on month 4 already), s&s ISA (not updated from EOM), my h2b cash isa - ignoring possible £3k uplift from govt, MB float and my small Hali savings acct £1k only as I only get 3 withdrawals at higher rate then its 1% only (vs over 4% no matter how many withdrawals from Mzo savings)
SIPP - added £500 today as I received the tax refund from my excess POA as Self employed
Rest got split into long term saving post (hello ynab) some fun things as MWAP and I are looking to go away to Europe or somewhere similar for a weekend and of course Hse deposit.DON'T BUY STUFF (from Frugalwoods)
No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

I love the sound of a house grid, I must get working on this as the visualisation might help me focus.

Thanks all for your support, guidance, comfort and wise words - particularly when it comes to a new improved offer. I would mention you all but on my phone so its dfficult.
The EA manager has been 'managing' me (he thinks successfully) - apologising only for the shortfall in service - and when i raised the 2 day delay he said I could not see that.. (the illegal bit) He has been so masterful at sounding great whilst offering no solutions apart from put in a new bid .. it might have worked on a less coldly angry Lady with a Plan ... but the La Plan mission is clear and I am not to be swerved from teaching this sexist incompetent and now it turns out lying EA -(he has contradicted dishonestly a lot of what I reported) - I will teach him to treat his betters professionally and not break the law. And by 'betters' I mean honest, clear, hopeful and professional buyers.
So I have today compiled the whats app messages clearly so you can see the gaps, said about taking the complaint further beyond a vague apology from him not the actual EA. The Estate Agency Act 1979 and particular sub sections have also been mentioned.. the fact that the EA said the vendor was happy with their agreed buyer and didnt want to take more offers, is contradicted by this manager who says I should - I think they are both lying
- was it KK who said if an EA mouth is open he is lying .. harsh but in this neck of North London it seems fair ...
I also pointed out I have no apology from the EA himself... he is conspicuously absent.. his ego is going to make me push this to take my complaint as far as I can - its not about the flat it is about the principal - Call me La Plan of Arc)
I have also found out - after 3.5 weeks of asking about the proximity of the JKW to the property - 1-2 metres which is very near ... even with it being eradicated and monitored ... which may be why they have withheld the info ...
So much as I like the idea of the flat, I could see myself there I am staying at my current bid, apparently the vendor has stated they want nearer what they paid for it but they overpaid clearly looking at similar flats prices on the same road now than 8 years ago...
If the buyers finances falls through then the flat is meant to be, if not then this is London - I have an ever growing deposit and all is fine.
I am a buddhist and I am chanting for the best place for my life and clarity and every time today I thought about improving the offer I could feel a cold hard no from deep within..
MSE - Extra Money £25 without asking
I received a random letter from Barc today as I am a long term member and I had apparently not received some bank statements a few years ago so have been given a £25 goodwill payment - it came out the blue so thats being added to the house deposit
Cheltenham MB
Been very busy this week so not really done any Chel offers. However today I managed to get 2 winners and 2 extra places in the first 3 races with only 4 bets on !! My 5th then lost but I am nicely up today..
My family went and had fun there at Chelt but I havent been myself for years..
I am considering some expensive new software to maximise MB in some areas - well not crazy expensive £400 more than I pay now £199 - its for a year - but it might be worthwhile - given I am consistently making decent money at MB/casino and its tax free - been doing it for 6 plus years now as a small but decent side hustle.. however they will not even give me a one day trial ... although they offered that before - its on their servers so i wont be downloading anything
The big dream could be get to £150k deposit with £20k to save aside OR £200k .. helped by MB
YNAB fabulous
YNAB has me nicely focused on income, savings and tracking all my spending - I input the data on the last day of Nov so in 4 months Dec- March my net worth has gone up £16.5k (!) and I have yet to be paid in March ... admittedly some is interest and some is overpaid invoices however it is also having money I make stick around for longer - I have no idea how on earth but it is magic ...
- if anyone is struggling to save more, spend less and track where your money os going easily - ynab is the Prince(ss) Charming you have been waiting for35 days Age of MoneyDON'T BUY STUFF (from Frugalwoods)

Have you any idea where you and MWAP will go?but its so lovely to be able to colour in each box and date it... I however have been hugely ambitious with my box numbers ... but I am 1/3rd way through. Have a think on what size box makes sense - maybe £250 would have filled quicker... it is very motivating and if you did it to the shape of your home and to scale you could think i am going to pay off the bathroom part of the mortgage this year etc and then maybe add a big sign in each room when its paid for !
We had an idea of N Africa but as its our first trip away together and we still feel quite new we decided to go somewhere we can focus on hanging out and enjoying each others company so Spain probably rather than stressing about working out the local customs and me having to buy huge kaftans etc although maybe next time..
He is suggesting the trip so I guess we will learn if we can hang together for a few days and travel together and be happy still...DON'T BUY STUFF (from Frugalwoods)

Nice plans for the trip away and so much less stressful to be focused on the company than the destination. There is time for that in the future
My ears perked up at the idea of a MB app. I've only dabbled lightly with MB.
My pretend bets at Cheltenham did very wellI don't actually bet as i think that could be addictive but I have fun picking out horses and watching or listening to the odd race. MB is of course different so allowable!
Made it to mortgage free but what a muddle that became
In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!4 -
I don't think my brain is up to MB, so I just did a normal bet on the Gold Cup. Won £8 (or lost £12, depending on how you look at it 😀🤣)Mortgage start: £65,495 (March 2016)
Cleared 🧚♀️🧚♀️🧚♀️!!! In 5 years, 1 month and 29 days
Total amount repaid: £72,307.03. £1.10 repaid for every £1.00 borrowed
Finally earning interest instead of paying it!!!4 -
That's the thing with betting, you can tell the story either wayMade it to mortgage free but what a muddle that became

I love the idea of hanging signs on doors as you pay them off.
I do feel like this flat is full of bad vibes from the EA to the JKW.Start mortgage date: August 2022; Start mortgage amount: £240,999; Original mortgage free date: August 2056
Current mortgage amount: £226,957.97
Start student loan 2012: £29,750; current student loan: CLEARED July 20257 -
