Future Proofing my life: Deposit saving then MFW journey in under 13 years

Annoyingly the Spring budget isa hasnt shifted on this max help to buy cash isa/lissa limit of £450k beyond which in london you dont get the Gov extra 25% - so annoying .. that limit has been on place since 2017 and we know hse prices have gone up since then..
So if I put an offer in over £450k I am losing £3k bonus so its effectively £453k.. and I have suffered the opportunity cost of only being allowed to put in £200 pm into a cash isa and lost on keeping extra cash interest tax free..
This UK British ISA EXTRA £5K might be interesting - I am deliberately underweight in UK assets both in my isa and sipps - from brexit in so I may move what is in my s&s ISA into international from UK an then start the British isa ... have to see who comes up with one ...
I am slowly but surely nearing my £85k protection money limit in Van with sipp/isa .... £72k now .. so need to bear that in mind though my Isa is for hse deposit ... but I may leave £5k in when I cash it out upon completion.
MSE Airtime Rewards - used £10 credit against my bill. £8 more left in there.. its a great app
YNAB - still no sign of my SA overpaid refund ... so I have my hse deposit extra savings waiting to be paid on that ... need to file corp tax in next few days so..
So my balance of easy access cash- in both current and savings acct is highest ever - month 4 of ynab and I am never going back to my virtual pots/ssheets again..
I have had a couple unexpected annual costs kick in .. one for my side hustle I have let slide a bit ... but this house hunting and seeing flats most days is time and energy intensive - however had shuffled money in ynab and got new categories for the annual true expenses costs in now...
I also have downgraded a subscription for work to minimum cost I can get away with.. they have been putting price up every 6 months ...
My NAV has also shot up over the last 4 months and it makes me comfortable I can afford to buy a home.. even with higher payment cos I know ynab will keep me focused and if my income starts slipping I will be on it asap. I definitely am going to keep £20k back for 6 months savings so I dont stress. (yet to arrive from invoices but it will come)

Sewing class yesterday was SO MUCH FUN!
I was reminded how to use a domestic sewing machine, used an overlocker for the first time, and we did plain open/closed seams and also bound with bias cord open/closed seams as well as stitching straight lines in paper... I bought tailors chalk £2.45 and need to buy some cheap fabric scissors and a set square for next week
Grocery £20.50/£150 + £0 bulk and £1.60 crisps/junk
On way back from sewing I pass a TESC* so £6.55 there - had fruit/nut mix instead of crisp which is good
Plus some sparkling water & DF milk.
Also bought some normal milk (I dont drink it as dairy intolerance) for the MWAP as he does for when he next pops round for coffee/tea..
Is this a date spend?? When do I commit to a YNAB DATE category ?? Next month I think -though we may be travelling end of this month ...
GF PIZZA dough attempt 101
I tried the set recipe in my Panaso*** breadmaker to make GF pizza dough - it also makes gf pasta with same recipe/setting
I should have rolled it thinner but still v tasty - cost was 475g of rice flour mainly and 1tbsp of oil so about £2... but double quantity so MSE - I will do it again
I added some roasted YS veg - aubergine, courgette, red papper, garlic, carrot , onion and a spicy YS tomato sauce base. I didnt !!!!!! cheese but I could have DF or other..
NSD's - 0 so far!
March Voluntary spend so far £255.94 ouch - need to watch this
vitamins £42.97 - though I think the algae is essential.

I bought a LED face mask last Sept so been using 6 months now
- I LOVE it
- I use it 3-5 times a week
- I just put it on and carry on with my morning - chant, clean up, make coffee, put on in bed so v easy to have on - I also bought a led face wand thing ... and never use it as me standing there for 5 mins waggling it on my face is not happening
Results
- my skin looks like elves or Barbie fairy princesses gently rub my skin with rose petals each night - NOTE I always had great skin but now over 50 - and my skin is glowing, pores are smaller, I look almost ageless
- My one singular sun spot on my face is now 20% of its original size and much much lighter - I expect it to disappear completely in another 6 months - I have had this sun spot for 6 years and it never disappeared in winter -
- the collagen improvement at a deeper level takes a while to be seen at the surface - my permanent lines on my forehead are much less deep - maybe 50% over the 6 months (i dont do botox or fillers and I move my forehead a lot)
- the lines around my eyes have completely gone except when I smile you can see them - but no grooves or wrinkles - all gone
- my face does seem tighter, jawline better
- when I wake up my skin glows and looks incredible - I have never needed less foundation - I literally look in the mirror first thing and go wow..
- people compliment me on my incredible skin (as said It was lovely before) but now its moist, glows, looks perfect and I have had friends literally just stare at my skin and go where can i buy one..
- I am now starting to use it on my hands for the sunspot on one side.

I use it on naked skin then add serum on after - using no7 fut*re renew serum and creams - the serums sink in better after using so you get a better value
I use retinol at night
2 kinds of led - lots of colours all do different things but older skin will use mainly red and NIR if on mask
A review article by Dr. Hamblin states that red wavelengths (600-700nm) penetrates up to 1mm and NIR (780-980nm) penetrates to 2mm
There are ones without NIR (near infra red) and ones with...
The ones with NIR are often more flexible and not hard masks.
I have a NIR one - I use it with the red setting so red + nir
My friend however uses a £15 one (from t*mu) - no NIR and his 50+ skin also glows unbelievably
I bought mine from T*mu - it was £90 with NIR - te*u only have a 3 month guaranteed - 6 months on mine is fine though I do have to charge it every other time ..
If you want a non t*mu the Current Body is good but £300..+

with NIR - there are none on the site at present on t*mu but they are normally about £80-£90 - you will need to look and see if there is a 830mm depth (nir) BUt you could always try a normal without NIR one first

That EA s very naughty
I had been told they HAD to pass on any offers to the vendors- its part of their rules.
Might be worth asking which arbitration scheme they are registered with as you might want to complain.
Or if the vendor is still living in the property put a note through their door explaining you are willing to offer but EA is apparently not willing to pass on the offer.4 -

He gave me some rubbish about me being unclear re the JKN - I know he was in the wrong - i think they are hoping for some magical offer from elsewhere - i asked and there is 'some sort of chain' - i am a FTB so a great buyer..
He also lied about them not having ok'd me being a good buyer process /approval
so 2 lies today ..
plus he said the JKNW is eradicated - I told him that was not correct as it can lay dormant for 20yrd
So 3 lies today .. is this some sort of EA HAT TRICK?
My broker feels a bit of an East End dealer but he is being great at advising me ...
I will hang back on complaining til we see
