Good that you are getting out to see more flats it is always hard you will have to compromise unless money is no object. I really wanted an ensuite and a utility room but I got neither. I got lots of other things instead so you have to weigh it up. Yes you can wait and wait until you have enough money saved up but will the prices have moved and will you have had to move out of where you are now and how long term will the next place be? You will know when you see the right one that I am sure. I knew even without my two must haves if that makes sense.

Hope you find the right flat soon. On the chat about paying more to not share a garden...you may well have your own garden by paying more but you still can't guarantee quiet neighbours across the fence, especially in built up areas so I am not sure I would pay all that much more for my own space. I have had issues with neighbours over the fence and a few doors down with noise pollution. Loving your attitude though, you are so positive! Can you tell me which LED face mask you are using...I saw your comments on it and am intrigued, I haven't used one of these before but do love a new beauty product to try. Are they worth the money and have you seen improvements, or do you still have a wrinkle free face unlike me and it has just given you a nice glow

The EA is behaving like I am some teenage girl who doesnt have a lot of money in her hse deposit account and even less sense.. I remember fighting to be accepted as an intelligent human being as a 21+ girl in a high powered finance job, I cant believe 30 years on I am still hitting the same issues.
Counter offer I put in on Monday apparently had not been put forward... EA called me today and declared he hadnt as
a) I was still unsure on JKNW (nope - I said please put offer £6k+ increase to seller)
b) he wasnt sure of my finance - as his finance person 'got no real answers from my broker ' - he then subtracted that .. via text
c) a MIP is worthless than the piece of paper 'I might have debts' er I earn a high daily rate, have zero debts and a LARGE deposit - I turned into La Plan Fierce and politely smacked his assumptions down verbally ... but really
- I spoke to my broker after and he said they obviously had no other offers - they keep coming back to me ... so now the offer has been put forward
I am prepared to go up a max further *8k from here not that I have said that ..
I have seen 3 other flats on same road and every time I walk past 'my' flat it still feels like mine . my broker said if it is meant to be it will be so - I am still looking - saw 2 flats yesterday within 100 yards - its a good road 3 mins from tube

The state agent being annoying is probably not transferring down the line to the seller, or if it is then they may be tied into a contract. Time to hold the silence and ignore the texts maybe?

The shared garden would be a bit of an issue, what happens if one of you has a noisy bbq and/or children and you want a quiet evening with a book one summer? What happens when you grow your tomatoes and their dog eats them? (That actually happened to a friend of mine:) )
Light is so important I always sit in the room with the most light - I rarely use my study though it gets light late afternoon ...
At present upstairs doesnt use the garden the EA says (ha!) but thats why I am not budging over the £450k mark..
