Do these buyers definitely know that you're not moving yet? Seems strange that they're forking out on surveyors before you've even found a property
I find it odd too, but I've been very clear that I haven't had an offer accepted as of yet.

Do you have a mortgage in principle (sorry if I've missed this)

Well neither of the houses are great. The £325k one is a lot smaller, needs a lot of work and has damp issues. The other one is nice, not as big as I would expect, some bits do need work, will put an offer in so we shall see.

If the buyers want to extend or do significant renovations they will want an idea of feasibility and cost sooner rather than later. If they can't do what they want or find it's too expensive it's in everyone's interest to find out earlier rather than later.

I'll take a guess at 5 bedroom end of terrace house for sale in Chyvelah Vale, Gloweth, Truro, TR1 (rightmove.co.uk)

If that's correct it's (allegedly) smaller than the house you've put an offer in..139 square metres as opposed to 151.  Will be interesting to see what you think when you get a viewing.

It's  also further out which may not matter but shows how location affects  price.  This one would be a no for me because of the full width conservatory,  it will be far too hot most of the time.

That's right! But all bedrooms fit a single bed (so all children would be happy). I think it's smaller because the bedrooms are substantially smaller, but as everyone gets an individual one, no issue there.
