Your square footage is the same as ours but includes your conservatory. Ours is a "little " cottage so I think you'll find there's not much space (infact our downstairs is one big open plan room with a cellar). Check the conservatory as we had one like that in our old house and couldn't use it for anything substantial as it melted everything in the summer and was absolutely freezing in the winter.0

I know Truro well. I’d be put off all of the options you have shared because of traffic noise but it obviously doesn’t bother you.
The house near the hospital will have a lot of rentals around it. Nothing wrong with that but it does make for a less settled community. It is also a fair walk from town - ok on the way in but a bit of a slog up hill on the way back.
The green close house could also give you 5 bedrooms by splitting the right hand bedroom which has windows front and back. Might have to loose the en-suite to do it though which would leave you a bit short of bathrooms.1 -
I tend to run that way almost every day. We're keen runners, so walking to town isn't an issue (and the distance is ok for us). Then you will hate it for 6 months of the year when it will be bloody freezing but the biggest problem for me is the lack of light inside the house. I lived in a subtropical climate for 20 years I really miss the balmy evenings. Sigh....mrsmortgage said:

I see what you mean about ruining a nice room and it would be a shame to loose the en-suite.Do you use the Coosebean Greenway on your runs? It’s a nice alternative to the main road. There are also plans to resurface the Newham Trail which will be good.0

I tend to be a roadrunner but have run the trail on occasion. I prefer the Green Close house purely on location. I don't love the street, but it's fairly close to the town centre and that's something that is higher priority for us. Yeah, I'm used to long distances but it's not the same to nip out to the pub than walking 2mi there and back.
