Seller is clearly trying to start a bidding war so it will probably more it would go for if it was advertised closer to it's market value.

I`m searching "Cornwall" and doing various distances from there because in the real world many people drive and are prepared to commute from a rental to where they work, that throws up much more choice, but if we are only focussing on Truro how many homeless people are there there?

We've already been through the OP's required search area much earlier in the thread.  There are school considerations as well as extended family pressures to take into account - those are in addition to commute to work distances.   

A 10 mile radius is more than enough when you have to factor in these things. 

My house hunt was limited to the few miles within my GP catchment area AND had to be on a direct bus route to the GP surgery as well as within easy access of the hospital.  I didn't search the whole of Lancashire when I knew I had a 3 mile radius!  People have differing needs.
