We really can't afford the house we want/need will things get better for us or just forget it?

    If you genuinely have a £250k offer on that house I would be biting their hand off!!

    It isn't exactly presented to sell and if you lose that buyer then you will have a lot of work to make it presentable for another agent to take pictures and sell it at it's best.
    i not have one, but two! According to ALL EA's in the current market houses don't need to be presented to sell. I've accepted one offer anyways.

    Good news. There are different type of buyers, some don't care what your décor is because they can see the size and visualise their own stuff in. Others can't even see past the colour of the door.

    That kitchen is just unacceptable to anyone who is not desperate to live in that precise area, I think.  Straightaway, it excludes anyone the wrong side of middle age as, I think, older people are just not as willing to bend into unnatural positions merely to access their kitchen cabinets.  Just my perspective, of course.

    Who knows?  What with all the plant substitutes, perhaps kitchens will no longer be relevant, I don't know...

    Could your existing living room be a bedroom for a few years if bedrooms are the sticking point? For one of the visiting children it could even mean a multi purpose space - private bedroom while child there, extra living when not. Its reasonably placed for the stairs/bathroom access without going through other rooms.

    Looks a decent size dining room to work as living room/diner.

    Kitchen is very tight but I think you only bought a year or so ago so must have been seen as liveable.

    Not perfect but if you really can't find somewhere to buy might be a stopgap.
  • The photos are really really bad sadly. The place looked a lot better when you bought it and it was listed then, so If you want more for it I would definitely get the pics redone and change for offers over, then hope for the best.

    The listing history says it sold in 2020 for £212K so you've only lived there 1 year?   I can't help wondering why you bought it, if you knew it was so unsuitable

    It was the best I could afford, and no rental would take us with our dog. Also, we were outpriced from renting where we used to live, it was the lesser of too evils.

    I understand the renting issue, we have 2 cats.  It's one of the reasons we've stayed in the same rental for so long
