I know and I really want to change EAs but my husband thinks I'm overreacting, and I think he's being naïve/inexperienced.phoebe1989seb said:
I appreciate that the property market isn't particularly *normal* right now and in some places things are selling for well in excess of the asking price, but imho, if you wanted £260k you should have pitched it either at £260k or indeed a bit higher.mrsmortgage said:
I actually have two offers. The thing is, I've always told the EA, that £250k should be the asking price as I wanted closer to £260k (a couple of other EAs said it was achievable) but this EA refuses to change thatEdenbridge said:I see you are now actively marketing your existing house......what happened with the full asking price offer you supposedly had on the table?
Otoh, the EA is working for you - why wouldn't they set the price you, their client, wants? And why didn't you insist on that...or choose a different EA???0 -
We haven't been able to view the other house. But now the unicorn has finally appeared which again we can't view until next Thursday.Edenbridge said:So the folks who have made the asking price offer ( which apparently isn’t high enough ) are prepared to wait forever if the offer has no expiry date!
I thought you had a viewing lined up on a 4 bedder that was more affordable, did it turn out to be unsuitable?
If I’m being perfectly honest you need to review the pics of the living room and dining room....they are very off putting.
What is so off-putting from the photographs?0 -

Anyone looking, most would have already been on the books of EA and had the details.mrsmortgage said:
I really hope so. Still no houses on the market for us, and at least one of the offers doesn't have an expiry date. In all honesty, I thought there would be more interest by now, when I sold my first house most of the viewings were arranged withing a few days of being listed. So I tell my husband that we should count our blessings with the offers we've got but he's calling me impatient.Crashy_Time said:

"Most" you mean? Most sensible people can see that a property bubble and super low rates are not really there for the benefit of ordinary people IMO.mrsmortgage said:
It would be for lost people who are trying to buy a house in the current markethazyjo said:

Me neither, but that's what they said it's worth. And we do have three offers (if you count webuyanyhouse) ranging from £240k to £250k . I only need to max price not for my own greed but to be able to afford something else in this overinflated marketCrashy_Time said:

The perspective and furniture layout is the problem with the photos. The living room perspective is awkward, it's basically a good photo of a piano which is the main focal point. Fine if that is how you like it but most people don't want a piano as the main feature they want a 50" tv and comfy sofa. Hard to see how they would fit. Likewise the table in the dining room is pushed to the side and it looks like a thoroughfare. Furniture and belongings stacked at the sides, I suspect stuff has just been moved out of the way for the photos. It doesn't look as if it is used.mrsmortgage said:

f you redo them position the furniture so the living room looks like a living room and the dining room like a dining room not furniture storage areas. After photos taken move it all back8 -
Thank you! We've accepted one offer, but if it falls through, we're definitely changing EA's.Scotbot said:The perspective and furniture layout is the problem with the photos. The living room perspective is awkward, it's basically a good photo of a piano which is the main focal point.
