OP, if it's as bad as you say, you can't be the only one that's suffering. Ask other neighbours and if they are in the same boat at least you can confront them together.0

Don't have to no until they are forced to. But it can save them a lot of hassle with agencies potentially if they do.Getting_greyer said:Are LL actually required to do anything or remove tenants and the like? I imagine so as there's been posters advising this. I'm interested in what it is. Or is it kinda be generally annoying until it just becomes easier to replace them. I'd have thought as long as they get the rent there non too fussed.
However from OPs current experience it wouldn't be enough for agencies to intervene as it's still very much in the documenting/evidencing stage before they investigate further.
OP needs to provide consistent diary sheets to evidence the ongoing statutory noise nuisance which will help agencies build a case.
The landlord isn't just going to evict them because of 6 BBQs and some base music on a Saturday night. And that doesn't make them a bad landlord. It means they are following the law.
Any notice they give would need to comply.
Landlords should of course deal with tenancy breaches. But again it needs to be evidenced or they could just have some random accusing their tenants of all sorts show up on their doorstep with no evidence etc which would be unfair1 -
Looking at this a different way, could you sound proof the party wall between you and them? It might not get rid of all the low down bass type noises but it will certainly help, if you do go down that route have a look at the options as you can get special wall systems that isolate the new stud wall from the other wall to reduce sound transmission.

I can completely understand how you feel. Many, many years ago we lived next to noisy neighbours. You can never relax and feel like you are walking on eggshells in your own home. We tried everything, had the party wall soundproofed, it made a little difference but not a lot,we spoke to the neighbours who couldn't understand the problem. They were a family with 3 teenage boys, all very loud and the music they played was very loud. I remember going to bed early one night about 10.00am and about 10 minutes later the music began, I just cried.
It is a truly horrible situation to be in and unless you have experienced it you cannot understand the toll on your everyday life.
We moved after 2 years to a detached house. The peace of mind was priceless.6 -
I have asked the other neighbour next to the noisy tenants but they are students, young man and I presume his girlfriend. He said they are very nice and would turn the volume down if asked, I told him they do but put the volume back up later on especially after few beers. He just shrugged his shoulders and didn’t want to get involved probably bit scared has their are 6 men in the hmo.Getting_greyer said:OP, if it's as bad as you say, you can't be the only one that's suffering. Two Saturdays back they noisy tenants had a massive party in the tiny garden and just before 10.00 pm a lady told them off for the loud noise but I’m not sure where she lives. Police were called and they went to a house adjacent to my house which is about 50 - 80 meters away. I have reported to the council through the noise app but still waiting for them to review.0 -
The road is very near to Reading uni also near a nice park. It’s typically a terraced houses road. I thought I got bargain for 3 bed, rear dormer loft, garage behind the garden at £305k. I used to live in a 2 bed terraced and felt bit cramped so wanted bigger space for my family and my cat.Crashy_Time said:
That sort of profit doesn`t really chime with a "bad neighbours" neighbourhood for me, are your neighbours just a one off for the area?Slips36 said:
Yes BTL landlord will probably want 20% off 305k. To make matters worse few weeks back I had rear dormer flat roof renewed for 3k so I’ll need £315k to break even with EA and legal fees.Crashy_Time said:As mentioned try to sell to a BTL landlord, might require a good price drop to do so though? One benefit of renting is that as soon as the bottles start flying you can pack up and move quite easily.
A recent house was sold subject to contract for £375k. The house was bought by property developer for £265k last year so nice profit for them.0 -
