I made big mistake buying my house

OP I thought previously you advised that it was extended and with planning to extend further?
(I may be recalling a different poster though)0 -
This sounds like a nightmare. Is there a way you can rearrange your living space to make your bedroom as far from the noise as possible? That plus ear plugs and soundproofing may be your only options for now.
I have to say I would be very wary of someone selling a house so quickly.
The other thing worth remembering is that the nature of HMOs is that the people who live there likely won't be there long term, so the problem may resolve itself in 6/12 months. Although not much help when you're trying to sleep.0 -

* Report criminal activity to the police* Report Statutory noise nusiance to environmental health* Report them to their landlord and engage with them.
*Make friends with your neighbours you may find they become more accommodating* Use headphones
*Move
Perhaps a joint approach with the neighbour who called the police
@Slips36
The above advice was given to you on the first page of this thread. They are your options. Go through each option and if none of them help you, do the penultimate one. Move.

I think to give the landlord a chance but with optimism. They have several properties and live nearby, they’re not going to want trouble. Probably a hard working family too.
Be polite and rational. Ask for solutions without laying down demands. Get someone else to do it on your behalf if you can’t control yourself.0 -

i have tried contacting LL by phone from his management company website but no answer. Most of the neighbours are tenants and don’t want to get involved, I’m not sure where the lady who called the police lives it might be someone on the road adjacent to our road. She probably lives 50/80 meters away that’s how loud the noise is.
i have looked at white noise machine, headphones but very hard to get sleep with them on also hard to watch tv.
The only good thing is it’s not everyday but only when it’s their days off mainly all day Saturday but they sometimes play for hour or so when the feel like it. The most concerning thing is you know they will play it and constantly anticipate it. It’s mental torture.

OP you’ve had your options given to you. There’s literally no point continually posting here asking things like “why me 😢😢”. Live with it (to be fair although parties would annoy me I think calling an hour here and there of loud music torture is a little OTT), or sell it for less than market value as lenders won’t like lending this soon to it being sold last time.I think speculating as to why a group of people want to play the odd hour of music and second guessing their thoughts, feelings and ability to speak English is just daft. You previously said it had been extended and planning was in for a further extension so unlikely to be the cramped living space causing these wild musical hours.0

There isn’t much your landlord can do apart from give them notice but this is a very slow solution. The problem is between you and the neighbours. If your neighbours owned the property you wouldn’t expect the mortgage company to get involved.1

Its pointless selling right now 2 months in but I’ll grin and bear it for 2 months and put it on the market.
This will be my lost post about this matter and I will consider all the options some of you have suggested. Thanks.0 -
Without wishing to sound rude, it may also be worth seeking some help with your mental health
On both posts you have expressed your highly anxious state which would suggest mental Ill health.
Anticipating the problem only exacerbates your response to it and your rational towards the problem. Especially as you build up that fear all week in anticipation for the weekend.
Your senses and responses will be heightened. It's possible your family feed off and react to your response.
If your response was less reactive/heightened and more rational/objective your family may also feel calmer.
Your GP may be able to help it's worth a chat. Anxiety can be crippling and it's worth seeking help before getting to that point.4 -

I know where the LL lives, the lucky chap lives in a nice detached house in Woodley worth over million. I wonder if he has paid taxes on his 9 hmos?
I think that your problem isn’t really with the neighbours, and wonder if speaking to your GP about your mental health could help. It’s got to be worth a try.7
