I made big mistake buying my house

    I don’t have his number. The guys I spoke don’t know the LL, I think there is one main guy who rents the hmo and collects the rent from others. The all go to work together in one car so probably work in the same place. We spoke to the main guy about the noise and he said he got rights to play music,but he did lower the volume but started playing loud music few days later. The main guy seems to be the trouble maker who invites other people around the area despite covid rules. Last Saturday police were called but nothing changed and back to loud music again. It seems the LL only interested in rent and not who lives there or the condition of his house. He has 9 hmo in the area and he clearly made lots of money and at the expense of the neighbours.

    We are very considerate has when we wake up 6:00 we don’t put tv on in case we wake up the noisy neighbours but now we started watching tv before work. 
    No one plays this loud music in the nearby houses. Why me?

    Maybe the neighbours need to listen to music, see their friends and have barbeques for their own wellbeing/ mental health?  

    It sounds like it's just about incompatible lifestyles rather than good or bad people.  You're just not suited to live next to each other.

    Yes it’s registered. I doubt the tenants have been reference checked.

    It sounds like it's just about incompatible lifestyles rather than good or bad people.  You're just not suited to live next to each other.
    I have lived next door to many people and I have never experienced this level of noise. These are traditionally 3 bed houses converted to 7 bed hmo. 
    I’m not stopping them listening to music it’s just that I don’t want to hear it as well, I want to watch my tv or read books. The music is very loud and I can’t hear my tv and not good for my mental health. I haven’t had single barbecue or had family or friends over has I obey the covid rules.

    How could you possibly know that?
    Just hunch on my part but one of the tenants left and was quickly replaced within days.

    OP, so sorry to hear this has happened. 

    You have 2 initial options. Sell now, albeit you will have moving costs etc to pay, and may lose money. If you make formal complaints to the local authority, this will need to be declared when you sell I believe, or, it will come up in the course of the enquiries any potential buyer may make. Personally, if I went to buy a property and there were recent noise complaints made from it, it would put me off, as I know there is a problem with noise. This is my opinion obviously. 

    Contact your conveyancer who handled the purchase, & ask them what (if any) redress you have.  
    Noise is a local authority issue, unless there are criminal offences. Also, if there was a party that spilled out into the street, you could contact the Police, they would have to evaluate and make a decision to attend or not, but noise is dealt with by the council. If you contact the l/a in the first instance and complain, they will likely send a letter to the address, advising there has been a complaint made regarding noise. This may make the problem worse. You could contact the landlord, and explain this noise/music etc is impacting on your families quality of life and can they remedy this somehow. The landlord may not know there is an issue. Make them aware and give them a chance to deal with it. If this fails, then I would contact the council to explain the situation and ask what can they do. You may have to keep a diary, log dates and times etc. I would also find out if you have a local pcso who covers that road, and speak to them. Have one point of contact who may be able to have an informal chat with the landlord or occupiers, which may help.  It would also be helpful to know if anyone on this forum complained formally to the council for a similar issue and how/if it was resolved.

    Thanks for taking time out to help. I have kept noise diary and also contacted the local environmental authorities through the noise app. I received initial reply from them and told me to keep recording the noise, it’s not everyday but once or twice a week but it’s so loud it’s hard to concentrate or even listen to tv and most annoying thing is it can happen anytime they feel like it.
    These are old Victorian houses and not much sound insulation and hopeless against bass music noise.
    i have looked at white noise machine and ear plugs but my wife is not keen has she can’t get used to the white noise on utube. I was also thinking about buying sub woofer speaker to play my music to combat theirs but again my wife thinks it will just make situation worse.
    I know where the LL lives, the lucky chap lives in a nice detached house in Woodley worth over million. I wonder if he has paid taxes on his 9 hmos?
