I made big mistake buying my house

    Why did you buy a house next to a HMO with 7 beds?
    And this is the crux of it. OP did choose to buy a house next to a busy property.

    Not saying noise nuisance is acceptable but a house this busy you could have imagined some issues

    This is not normal, please tell me you’re joking.
    My cat always was stressed whenever we moved, first 9 years of her life we didn’t move but we moved 4 times when we were renting. We are still not got over her and this noise problem has made it lot worse.

    Why did you buy a house next to a HMO with 7 beds?
    My last house was also next to hmo and the tenants were very good and hardly made any noise.
    The landlord has another hmo right opposite to my house and the tenants are very quiet and always working. On bank holidays they seem to go away to their other place while the ones next to mine work but play loud music whenever they feel like it. I don’t know how long they have been living here has their English is weak.

    As people have said you moved to a house next door to a house which will probably always be noisy.  It would have put most people off - which I am sure was reflected in the price you paid for your house.

    you hate living there clearly.  Start planning on moving - set a date, save and plan.  There is light at the end of the tunnel.  Moving is expensive yes, but you can’t continue to live like this .

    As people have said you moved to a house next door to a house which will probably always be noisy.  It would have put most people off - which I am sure was reflected in the price you paid for your house.

    you hate living there clearly.  Start planning on moving - set a date, save and plan.  There is light at the end of the tunnel.  Moving is expensive yes, but you can’t continue to live like this .
    Yes you’re right, but I’m fed up and it’s only 2 months. Do I have to wait 6 months before I can sell it?
    i was thinking of let to buy but my wife will probably be against it has it’s risk if the house will be rented out has there is number of houses with to let sign.

On 20th March my next door neighbours who are tenants played very loud bass amplified music till 1:30am, we ignored it hoping it was one off party.

    The vet advised us to put my cat down, we were heart broken.

    Six months isn’t that long .  Ask a broker what exactly that means - it takes three or four months to buy and sell anyway.  

    You could be in a new house by Christmas

    Most lenders won't lend if the seller has owned for less than six months. I'd generally take that as from completion date to completion date - so by the time you've marketed it and gone through conveyancing, you're probably going to be at six months anyway.

    The bigger problem is going to be the suspicion by potential buyers about what's causing you to sell up so quickly - and you're going to have to declare the problems with the neighbours eventually.
